The model house for 'Cheongnyangni Lotte Castle High Luce' opened its doors on June 30 and has been welcoming visitors since. It offers price competitiveness compared to market prices, and with the solid future value around Cheongnyangni Station, inquiries from prospective buyers have been nonstop.
Despite being a weekday, the first day of opening was bustling with visitors, and customer visits continue. Even last weekend, many visitors braved the heat, bringing vibrancy to the interior of the model house.
Cheongnyangni Lotte Castle High Luce is being constructed in Cheongnyangni-dong, Dongdaemun-gu, Seoul, consisting of 9 buildings ranging from 6 basement floors to 18 above-ground floors, totaling 761 households. Among these, 173 units are for general sale, with the number of units by exclusive area as follows: ▲51A㎡ 68 units ▲59㎡A 38 units ▲59㎡B 67 units. Construction is handled by Lotte Construction.
The model house features two unit types, 59㎡A and 59㎡B, attracting visitors' attention. Visitors carefully examine the finishing materials, layout, and flow while touring the units, contemplating how to strategize their subscription applications. Notably, a high proportion of visitors were in their 30s and 40s, and according to sales officials, most consultations are from the 30-40 age group aiming for actual residence.
The high interest and many visitors are attributed to the Seoul real estate market warming up and showing signs of recovery, combined with buyers anticipating increased scarcity of new housing due to a future decrease in supply.
Mr. Hwang (36), who visited the site, said, "I have been interested in small-sized homes for actual residence during newlywed life, and I am attracted by the merit of a new apartment in Seoul. I have been continuously applying for subscriptions, but I worry about not winning due to high competition." He added, "With prices expected to keep rising due to inflation and construction cost increases, I think now is the right time to apply, so I hope to win this time."
Another visitor, Mr. Jo (34), said, "With many planned developments, the area will undergo a transformation at a level of complete renewal, and the transportation benefits are excellent. I visited to see and judge for myself." He added, "Before visiting, I also checked the actual site where the complex will be built, and since it is within walking distance of Cheongnyangni Station, I plan to apply for subscription both for residence and investment purposes."
In fact, many redevelopment projects are underway in the Cheongnyangni area where the complex is located. Adjacent to Cheongnyangni Lotte Castle High Luce are Cheongnyangni 6 District, Cheongnyangni 8 District, and Jegi 4 District, Jegi 6 District, among others, with development planned, promising a transformation at the level of 'Sangjeonbyeokhae' (a complete change of scenery).
Additionally, Cheongnyangni Station, served by six subway lines, is set to become a transportation hub with the addition of GTX B and C lines and a metropolitan transfer center, totaling 10 lines. In 2020, the government designated the nearby Hongneung area as a Small Giant Research and Development Special Zone, leading to the establishment of the 'Hongneung Bio Campus,' housing over 350 startups, further enhancing the area's prospects.
Meanwhile, Cheongnyangni Lotte Castle High Luce will begin special supply on the 10th, followed by first-priority subscription on the 11th. Applications are accepted through the subscription website, and those aged 19 or older residing in Seoul, Gyeonggi, or Incheon can apply even if they own a home. First-priority applications are only for units with exclusive areas of 85㎡ or less, with 60% of winners selected by lottery. Those residing in Seoul as of the announcement date qualify for Seoul priority supply.
