Final Passage of the Bill to Relax Floor Area Ratio for Redevelopment and Reconstruction in Semi-Industrial Areas by the National Assembly
Partial Amendment to Article 54, Paragraph 1, Subparagraph 1 of the Act on Maintenance and Improvement of Urban Areas and Dwelling Conditions Passed
Floor Area Ratio Relaxation to Legal Limit for Dobong-gu Chang 2-dong and Dobong 2-dong Semi-Industrial Areas under This Amendment
Dobong-gu (Mayor Oh Eon-seok) announced that on June 30, the partial amendment bill to the 'Act on Maintenance and Improvement of Urban Areas and Dwelling Conditions,' allowing floor area ratio (FAR) relaxation up to the legal limit for redevelopment or reconstruction projects even in semi-industrial areas, was finally passed by the National Assembly.
As a result, redevelopment and reconstruction projects in the semi-industrial areas of Chang 2-dong and Dobong 2-dong in Dobong-gu, which had faced difficulties due to floor area ratio issues, are expected to gain momentum.
Before the amendment, Article 54, Paragraph 1, Subparagraph 1 of the Act on Maintenance and Improvement of Urban Areas and Dwelling Conditions stipulated that when implementing redevelopment and reconstruction projects, FAR relaxation up to the legal limit was only possible for residential areas when constructing rental housing.
Accordingly, since the launch of the 8th local government administration last year, Dobong-gu has made great efforts, including actively proposing to the Ministry of Land, Infrastructure and Transport to allow FAR relaxation up to the legal limit in semi-industrial areas as well. The partial amendment bill passed the Land, Infrastructure and Transport Committee on March 23 this year and was finally passed by the National Assembly on June 30, bearing fruit.
Mayor Oh Eon-seok of Dobong-gu said, “This amendment to the Act on Maintenance and Improvement of Urban Areas and Dwelling Conditions will be a driving force for residents pursuing redevelopment in Chang 2-dong and those pursuing reconstruction of Samhwan Dobong Apartments in Dobong 2-dong to proceed with their projects normally.” He added, “We will actively support residents so that redevelopment and reconstruction projects in semi-industrial areas can proceed quickly and smoothly.”
