Busan Line 1 Yangjeong Station ultra-prime location officetel 'Hana Stay Yangjeong' announced that subscription applications will be accepted starting today.
'Hana Stay Yangjeong' is located in Yangjeong-dong, Busanjin-gu, Busan City, and consists of 205 units (including 41 special supply units) ranging from 20 to 47㎡ in exclusive area, spanning from basement level 4 to ground level 20. The construction company is Hwaseong Industrial Co., Ltd.
Amid rising housing insecurity due to recent issues related to jeonse fraud, 'Hana Stay Yangjeong' is attracting attention as an urban-type public-supported private rental officetel that offers long-term stable residence without moving concerns for over 10 years.
Quick move-in is possible as early as July this year. HUG guarantees the rental deposit, eliminating worries about deposit returns, and financial support (subject to eligibility) is available through the Housing and Urban Fund, which offers low-interest loans for jeonse deposits and monthly rent.
Upon lease contract renewal (every 2 years), the increase rate for rental deposits and monthly rent is limited to within 5% per year. Additionally, a conversion rental option is provided, allowing tenants to choose the proportion between rental deposit and monthly rent according to their personal situation (standard type or selective type).
Reasonable rent compared to surrounding market prices is also noteworthy. According to Naver Real Estate, the rent for a 46㎡ officetel in the same Yangjeong-dong area is a deposit of 20 million KRW with a monthly rent of 800,000 KRW. In contrast, the rent for a 47㎡ unit at 'Hana Stay Yangjeong' (three-room type, standard type) is much cheaper, with a deposit of 15 million KRW and a monthly rent of 650,000 KRW.
The rent for 20~23㎡ units (one-room type, standard type) is set at a deposit of 5 million KRW with monthly rent ranging from 275,000 KRW to 335,000 KRW, and the rent for 29㎡ units (two-room type, standard type) is also affordably priced at a deposit of 10 million KRW with monthly rent between 390,000 KRW and 405,000 KRW.
Applications for 'Hana Stay Yangjeong' will be conducted online through the Korea Real Estate Board's subscription homepage. Special and general supply applications will be accepted simultaneously on Tuesday, June 27. Winners will be announced on Friday, June 30, and contracts will be signed over three days from Tuesday, July 4 to Thursday, July 6.
General supply eligibility allows anyone aged 19 or older who is a member of a household without home ownership to apply regardless of subscription savings account status, income, asset holdings, or residence area. Youth special supply eligibility is for unmarried, non-homeowners aged 19 to 39 who meet income criteria. Neither general nor special supply requires a subscription savings account, so there are no restrictions on re-winning (one application per household, no duplicate applications allowed).
A sales official stated, "'Hana Stay Yangjeong' is a complex that combines excellent location, secure living conditions, and price competitiveness, drawing high interest. Especially since no subscription savings account is needed, there is strong interest from single-person households and young people with low subscription scores."
Yangjeong-dong, where the complex is located, lies between Seomyeon and Yeonsan-dong, two of Busan's central commercial districts, allowing residents to enjoy the rich infrastructure of both areas. Notably, 'Hana Stay Yangjeong' is situated right in front of Yangjeong Station on Busan Subway Line 1, an ultra-prime location, with nearby bus stops. Residents can enjoy fast transportation networks via Jungang-daero and Geoje-daero roads.
Within walking distance are three university areas: Busan Women's University, Dong-Eui Institute of Technology, and Dong-Eui University. Administrative towns such as Yeonje District Office and Busan City Hall are also nearby, enabling convenient work-life proximity. Additionally, various shopping and commercial facilities such as E-Mart, Yangjeong Market, Bujeon Market, Lotte Department Store, E-Mart Traders, Lotte Mart, and Dong-Eui Hospital are close by.
