Apartment communities are evolving. They are continuously transforming from uniform facilities that merely check the boxes to spaces that offer more specialized and private hobbies such as reading, movies, and sports, as well as hotel-level meeting rooms and lounges where residents can interact.


In particular, since the pandemic, a culture of preferring to stay at home and refrain from outdoor activities has taken root, increasing the demand for various community facilities. Accordingly, apartments equipped with indoor golf practice ranges, premium single-person reading rooms, coin laundries, and more are emerging beyond playgrounds and fitness centers. Such diverse community facilities act as factors that enhance the value of the complex and influence sales performance.


For example, last year, ‘The Sharp Songdo Ark Bay’ in Yeonsu-gu, Incheon, highlighted an indoor swimming pool with two lanes and a toddler pool within the complex. It also introduced various community features such as a smart lounge designed for the normalization of remote work and a pet caf? for companion animals. As a result, it attracted a total of 22,848 applications in the first-priority subscription, recording an average competition rate of 47 to 1.


Also, ‘Yeongdeungpo Xi Dignity,’ supplied in Yeongdeungpo-gu, Seoul, in February, gained much attention from buyers by offering various community facilities such as a screen golf course and sauna, along with a book curation service in partnership with Kyobo Bookstore. Consequently, it showed an impressive average competition rate of 199 to 1 in the first-priority subscription.


Industry experts say, “Recently, staycations, where the MZ generation spends leisure time near home, have become a hot topic,” adding, “Complexes that provide various communities and specialized services focusing on residents’ convenience are gaining popularity.”


Meanwhile, in Wonju, Gangwon-do, an all-care education-specialized complex with diverse community facilities is attracting attention as it goes on sale. Dongmoon Construction opened the model house of ‘Wonju Dongmoon The East’ on the 9th and officially started the sales schedule.


‘Wonju Dongmoon The East’ will be built with 11 buildings ranging from two basement floors to 15 above-ground floors, with a total of 873 households and exclusive areas of 80, 84, and 115 square meters.


The complex will offer various resident-exclusive community facilities that provide a vibrant daily life. Planned installations include a fitness center, golf practice range, coin laundry, small library, single-person reading rooms, and kids’ room. Outside, various themed landscaping such as walking trails and playgrounds will be installed to create a park-style complex.


The community within the complex plans to provide various educational and cultural services. First, a Jjaegakakko Kids Center will be established within the complex, allowing residents with young children to receive free childcare services for two years. Additionally, Daechi Nuri Education will open in the commercial facilities within the complex, enabling residents to enjoy excellent educational environments similar to those in Seoul’s Gangnam area. The complex will support 50% of tuition fees for up to one child per household for two years after moving in. Furthermore, a visiting exercise service called Hookers will be operated for family health.


The interiors of the units are designed mainly with south-facing layouts favorable for lighting and ventilation and primarily 4BAY slab-type designs (except for some units), enhancing space utilization with pantries and dressing rooms. Some units offer views of Wonjucheon Stream, Chiaksan Mountain, and Baegunsan Mountain.


The sales schedule for ‘Wonju Dongmoon The East’ includes first-priority subscription on the 21st (Wednesday) and second-priority subscription on the 22nd (Thursday). Winners will be announced on the 28th (Wednesday), and official contracts will be signed from July 10th (Monday) to 12th (Wednesday) at the model house. To reduce the financial burden on buyers, a fixed first deposit of 10 million KRW, 5% interest support on the deposit, and interest-free benefits on interim payments will be provided.


‘Wonju Dongmoon The East’ is currently operating its model house.
