According to KB Real Estate Market Price data, excluding ‘Hwamyung Lotte Castle Kaiser (5,239 units)’ in Hwamyung-dong, Buk-gu, Busan, it is rare to find a single apartment complex larger than Daeyeon DIEL. In Nam-gu, Busan, mammoth apartment supplies exceeding 4,000 units have been scarce, making Daeyeon DIEL effectively the largest single apartment complex to date.
Additionally, the Daeyeon-dong area in Nam-gu, which is highly preferred, is transforming into an emerging residential belt with approximately 16,000 units through various urban renewal projects. Among these, Daeyeon DIEL, built as a mega apartment complex, is expected to establish itself as a landmark representing the new residential hub.
In particular, in Busan, there is strong demand to the extent that pre-sale rights for large apartment complexes not yet occupied are traded with premiums exceeding a billion won. For example, the pre-sale right for the 84㎡A type unit of ‘Lake County (4,470 units)’ in Yeonje-gu, Busan, scheduled for occupancy, was traded for 947.3 million KRW in March this year. At the time of sale, prices ranged from the mid-500 million to early 700 million KRW, indicating a premium of at least 200 million KRW formed even before occupancy.
On the other hand, the highest price for the pre-sale right of the 84㎡ unit of ‘Ssangyong The Platinum Geoje Asiad (482 units),’ sold in the same year, was 640.38 million KRW in May this year. Although a premium of several tens of millions of won was formed compared to the sale price, the price increase for Lake County was greater. Industry experts say that Daeyeon DIEL is also expected to yield high capital gains in the future based on its symbolism and rarity.
A representative from a real estate agency in Busan said, “Daeyeon DIEL is the largest complex being sold in Busan this year and has an extraordinary scale even compared to previous Busan complexes, so inquiries are already coming in. This complex will offer premium living experiences only possible in large complexes, such as cost savings through economies of scale, high-quality community facilities, and abundant landscaping.”
Daeyeon DIEL also differentiates itself with its community facilities. A sky lounge is created on the upper floors for leisurely time, and an indoor gymnasium that can be used as a multipurpose space is provided, allowing various sports activities such as basketball, tennis, and badminton. Unlike other complexes that only have a simple screen golf practice range, an indoor golf practice range is installed here, enabling golf practice indoors with a feeling as if on the field.
