Gwanak-gu Bongcheon Station Area Collective Relocation Settlement Chebigi Selected for Seoul Metropolitan Government Station Area Revitalization Project

Mixed-Use Office and Commercial Development in the Bongcheon Station Area, Gwanak-gu

The Bongcheon Station area around Bongcheon-dong 944 in Gwanak-gu (Mayor Park Junhee) has been selected as a target site for the Seoul Metropolitan Government’s Station Area Revitalization Project and will be developed into a complex hub centered on business and commercial functions.


The Seoul Station Area Revitalization Project aims to activate relatively underdeveloped or declining areas by high-density mixed-use development around stations, achieving balanced regional development.


The Bongcheon Station area was developed as a collective relocation settlement and general-use Chebigi during the 1970s Sillim Land Readjustment Project, relocating demolition victims, and remains a dense Chebigi area with many Chebigi plots still present.


In particular, the Bongcheon-dong 944 area was selected as a candidate site for residential environment improvement projects, long-term lease housing projects near stations in the 1990s, and the Urban Public Housing Complex Project in 2022, but project promotion was canceled due to resident opposition and low consent rates caused by contribution fees. Recently, some buildings in nearby Chebigi have collapsed, highlighting the urgent need for redevelopment.


Accordingly, since August 2022, the district has operated the ‘Gang Gamchan-daero Low-Density Area Revitalization TF’ to propose a ‘station area revitalization method’ suitable for the characteristics of the area adjacent to Nambusunhwan-ro and Bongcheon Station, collecting residents’ opinions and going through a process of public consultation. As a result, it successfully applied for the ‘Seoul Station Area Revitalization Project’ and was finally selected in June 2023.


With this project site selection, the district can now prepare a project plan including zoning upgrades for high-density mixed-use development (residential area → commercial area) and the construction of high-rise residential-commercial complexes. The non-residential gross floor area will be expanded from 20% to 30%, securing sufficient spaces for public rental industrial facilities and venture startup business spaces.

The district also expects that through this project, the Bongcheon Station area around Bongcheon-dong 944 will emerge as a complex hub centered on business and commercial functions, becoming a landmark of Gwanak.


Park Junhee, Mayor of Gwanak-gu, said, “I am pleased that the selection as a target site for the Station Area Revitalization Project will accelerate the development of the Bongcheon Station area.” He added, “To revitalize the aging and low-rise area along Gang Gamchan-daero, which has been undeveloped for 40 years, we will continue to actively review public development possibilities and strive to promote the project.”
