Incheon Geomdan House Prices Jump 200 Million Won... Hoban Construction's 'Hoban Summit Incheon Geomdan AB19 Block' Draws Attention

Recently, apartments in new towns located in Incheon have been showing signs of housing price recovery. Among them, the market prices of major complexes in Geomdan New Town have rebounded by more than 200 million KRW, drawing attention.


According to actual transaction data from the Ministry of Land, Infrastructure and Transport, the 84㎡ exclusive area unit of ‘Hoban Summit Phase 1,’ one of the three major complexes in Geomdan New Town, Seo-gu, Incheon, was sold for 450 million KRW in October last year before the regulatory easing fully took effect. However, in April this year, the same size unit changed hands for 670 million KRW. This represents a price rebound of over 200 million KRW in just six months.


Another major complex, ‘Geomdan Kumho Eoullim Central,’ also saw its 84㎡ unit traded for 670 million KRW in April this year. Compared to the 404.27 million KRW transaction in May last year, this is an increase of about 260 million KRW.


A representative from real estate agency A in Wondang-dong stated, "Since the regulatory easing, inquiries about purchasing pre-sale rights have increased, and the transaction volume has noticeably risen. Last year, there were many pre-sale rights without premiums, but recently, many listings have premiums of several tens of millions of KRW."


This market sentiment shift is largely due to the government's comprehensive real estate regulation easing. Additionally, the perception that housing prices in Geomdan New Town have bottomed out, along with transportation benefits such as the extension of Incheon Subway Line 1 and the Western Metropolitan Railroad, are attracting not only actual demand but also investment demand.


The new housing market is also recovering. In fact, ‘Geomdan New Town Geumgang Pentarium Phase 3 Central Park,’ a large complex with a total of 1,049 households, which Kumkang Housing launched in Geomdan New Town last March, completed 100% contracts last month despite its large scale.


As a result, the ‘Hoban Summit Incheon Geomdan AB19 Block’ scheduled for sale in June is attracting the attention of buyers. Notably, this complex recorded a high popularity with an average competition rate of 43.01 to 1 during the private pre-sale held in January last year.


The complex will be built on AB19 Block in Geomdan New Town, consisting of 7 buildings ranging from 2 basement floors to a maximum of 29 floors above ground, with a total of 856 households. It will be composed solely of 84㎡ exclusive area units, divided into △84㎡A with 497 households △84㎡B with 165 households △84㎡C with 194 households. The price ceiling system will be applied, offering a reasonable sale price compared to surrounding market prices.

‘Hoban Summit Incheon Geomdan AB19 Block’ is evaluated as a prime location within the third phase of Geomdan New Town, offering various living infrastructures such as transportation, education, natural environment, and convenience facilities.


The newly established station (Station 103) on the extension of Incheon Line 1 is within walking distance. Once this line opens, it will be possible to transfer to the Airport Railroad at Gyeyang Station, three stops away, connecting directly to Seoul Station. By car, access to various parts of the metropolitan area is convenient via the Metropolitan Area 1st Ring Expressway and Gimpo Hangang-ro.


Moreover, road networks such as the Geomdan-Gyeongmyeong-ro road and the Wondang-Taeri wide-area road are being expanded. The Western Metropolitan Express Railroad, which connects Gimpo Janggi Station through Geomdan to Bucheon Sports Complex Station on Subway Line 7, was selected as a preliminary feasibility study project by the Ministry of Strategy and Finance’s Fiscal Project Evaluation Committee last month, marking the start of full-scale project promotion.


Geomdan New Town’s Neighborhood Parks 11 and 17, as well as Mansusan, Geumjeongsan, and Hwanghwasan mountains, are located nearby, providing a pleasant residential environment. Additionally, a site of 196,188㎡ (approximately 59,347 pyeong) near the complex is planned to include a lake park, public museum, library, and mixed commercial facilities, offering convenient living. There are also planned sites for elementary, middle, and high schools in the vicinity.


‘Hoban Summit Incheon Geomdan AB19 Block’ consists entirely of 84㎡ units preferred by consumers, arranged mainly facing south to ensure excellent lighting and ventilation. Using movable walls, various spatial arrangements can be created according to residents’ lifestyles. Kitchen furniture is arranged considering the housewife’s workflow, and various storage spaces such as dressing rooms, multipurpose rooms, and pantries are provided depending on the unit type.


Community facilities include a fitness club, indoor golf practice range, small library, Moms & Kids caf?, and study rooms to support residents’ healthy and relaxed lifestyles. Additionally, a daycare center will be established within the complex.


The expected move-in date for ‘Hoban Summit Incheon Geomdan AB19 Block’ is March 2026.
