Clear Polarization Between Local Public and Non-Public Land Lots... Increasing Inquiries on Gwangju's First Supply of 'Cheomdan 3 District'

This year, a clear polarization is emerging in the local subscription market between complexes in public housing sites and those in non-public housing sites.


Public housing sites are supplied at reasonable prices compared to local market prices due to the application of the price ceiling system, and since residential infrastructure such as transportation, education, nature, and daily life is systematically developed, convenience of living is high, attracting concentrated demand.


In fact, an analysis of the average first-priority competition rate of complexes supplied in local cities excluding the metropolitan area until the third week of May, based on data from Real Estate R114, showed that all of the top six complexes were in public housing sites. Notably, only these six recorded double-digit competition rates in local areas this year.


Looking in detail, the public housing site Techno Polis in Cheongju, Chungbuk showed strong performance. The top three complexes came from here: Shinyoung Jiwel Prugio Techno Polis Central (73.75:1), Harrington Place Techno Polis (57.59:1), and Cheongju Techno Polis Hildesheim (48.27:1).


Following these were Changwon Lotte Castle Forest Complex 1 (28.72:1) and Complex 2 (28.02:1) located in the national industrial complex, a public housing site in Changwon, Gyeongnam, and Eco Delta City Prugio Lin (11.48:1) in the public housing site Eco Delta City in Gangseo-gu, Busan.


A real estate official said, “In this year’s adjustment atmosphere, housing demanders are carefully selecting and subscribing, so places with clear competitiveness compared to other complexes are popular,” adding, “Public housing sites are securing market superiority with price competitiveness through the price ceiling system and abundant residential infrastructure.”


Meanwhile, in the Cheomdan 3 District public housing site in Gwangju Metropolitan City, a total of 3,949 households will be supplied across three blocks (A1, A2, A5) in June. These units are price-ceiling apartments and have strong price competitiveness compared to surrounding market prices as well as non-public housing complexes preparing for subscription in Gwangju.


Additionally, among experts predicting a housing supply-demand imbalance, there is a forecast that newly supplied complexes within the year will enjoy high scarcity value in the future. According to Real Estate R114 data, the nationwide supply volume this year is about 150,000 households, a decrease of over 30% compared to last year. The rise in construction costs due to soaring raw material prices and concerns over unsold units due to interest rate hikes have collectively led to a nationwide decrease in new apartment supply.


On the other hand, there is an opinion that long-term housing demand will steadily exist and if the real estate market enters an upward trend again, the value of this year’s supply complexes will increase further. Especially, the first supply complexes in housing sites tend to be priced lower than subsequent supply complexes, so the value increase of the A1, A2, and A5 blocks supplied this time is expected to be greater.


Cheomdan 3 District is actively being developed with the goal of establishing a cutting-edge AI industrial hub, where global competition has intensified, and various residential infrastructures are being prepared. The district includes educational facilities, a central commercial district, green spaces, and shares infrastructure from Cheomdan 1 and 2 Districts such as Gwangju Science High School, Gwangju Foreign School, Cheomdan General Hospital, Lotte Mart, and Ssangam Park.


Transportation conditions are also excellent. It is convenient to move inside and outside Gwangju via Honam Expressway, Gwangju Outer Ring Expressway, and Bitgoeul-daero, and a new road between Sangmu District and Cheomdan Industrial Complex is scheduled to be completed in 2026.


A total of 7,778 households are planned for residential facilities in Cheomdan 3 District, with 3,949 households in blocks A1, A2, and A5 to be supplied for the first time in June.
