Despite challenging market conditions last April, ‘Eco Delta City Daesung Verhill’ recorded a subscription competition rate of up to 30.5 to 1 (exclusive area 84㎡ C type) and will begin non-designated subscription applications from the 2nd of next month.
Eco Delta City Daesung Verhill is located in Eco Delta City Joint Block 17, Gangseo-gu, Busan Metropolitan City. It consists of a large complex with 16 buildings, ranging from one basement floor to 21 floors above ground, totaling 1,120 households. The non-designated subscription will be held for three days from June 2nd (Friday) to June 4th (Sunday).
Unlike general sales, the non-designated subscription does not require a subscription savings account, and anyone aged 19 or older nationwide can apply regardless of their residence area, past winning status, or home ownership. This means that opportunities are available not only to residents of Busan, Ulsan, and Gyeongnam but also to anyone living anywhere in the country.
The complex is located in Busan, where there is growing optimism about a real estate market recovery, and its future value is expected. Moreover, as it is supplied under the ‘Daesung Verhill’ brand, fierce competition among subscription applicants is anticipated. Following the amendment of the Housing Act Enforcement Decree last April, the resale restriction period has been eased from the previous three years to one year, which is expected to increase investor interest.
In fact, in the first quarter of this year, both the permitted area and the construction start area in Busan increased simultaneously, and various buyer sentiment indices and transaction volumes have also shown an upward trend. Analysis suggests that the market is bottoming out, as more than half of the apartments traded in March and April were transactions with price increases compared to January and February.
A sales official said, “The non-designated subscription, also known as ‘Jupjup,’ conducted for some units that could not find owners due to document disqualification, is considered an attractive chance to secure a home,” adding, “The upcoming non-designated subscription for ‘Eco Delta City Daesung Verhill’ is expected to attract high interest as it offers an opportunity to enter an apartment with future value at a reasonable price.”
In fact, the average price per pyeong (3.3㎡) of Eco Delta City Daesung Verhill is set at 15.06 million KRW, which is considered competitively priced compared to nearby sales complexes. Compared to the average price per pyeong of Apartment A (16.58 million KRW) in Block 28 and Apartment B (15.99 million KRW) in Block 27, there is a difference of up to approximately 50 million KRW for a 33-pyeong (exclusive area 84㎡) unit.
The product quality befitting the ‘Daesung Verhill’ brand also draws attention. All units apply a 4 to 5-bay slab-type design, providing excellent lighting and ventilation. Various storage spaces (paid options) such as entrance storage (pantry), kitchen pantry, built-in wardrobes, and dressing rooms enhance space utilization.
