The Seoul Metropolitan Government and Seoul Housing and Communities Corporation (SH Corporation) announced on the 31st that they held a groundbreaking ceremony for the land leasehold sale housing project, 'Godeok Gangil Public Housing District Phase 3.'

Land leasehold sale housing is a type of public sale housing where the land is owned by the public sector, and the building on top is owned by the purchaser. It is gaining attention as a 'housing ladder' that guarantees homeownership for non-homeowners who lack initial funds to purchase a house, as it allows them to buy high-quality homes at reasonable prices.


Godeok Gangil Public Housing District Phase 3 is the first land leasehold sale housing project under the 8th Seoul mayoral administration. It is planned to be constructed as a total of 1,305 apartment units in 17 buildings, ranging from two basement floors to 29 above-ground floors. It is expected to be developed as a high-end luxury housing complex that surpasses existing public housing. In the pre-reservation held last March, the average competition rate for the 59㎡ exclusive area (500 units) nearly reached 40:1. Pre-reservations for 590 units of 49㎡ are scheduled for June. The main subscription will be conducted when 90% of construction is completed in 2026, with move-in targeted for the first half of 2027.

Godeok Gangil Phase 3 will feature high-end design recognized as an 'Excellent Design Apartment Complex by Seoul City' and various community spaces. It will showcase creative and excellent designs throughout the complex by applying diverse facades and landscaping specializations such as open balconies and rooftop gardens. Additionally, a sunken space (Sunken: an area designed to guide natural light into underground spaces) will be created underground, housing a fitness center, sky caf?, and sky library to enhance residents' convenience.


In particular, exterior finishing materials include ▲high-performance insulation and system windows with excellent design ▲stylish and stable long brick walls, while the interior incorporates ▲durable porcelain tile art walls ▲premium engineered stone kitchen countertops, reflecting eco-friendly, high-quality materials comparable to private sale apartments.

In line with the nickname 'Century House,' high-strength concrete, which is over 25% stronger than regular concrete, will be applied throughout the structural components to build a home that is safe and comfortable for a long time.

Excellent Educational Environment and Convenient Transportation

Godeok Gangil Phase 3 is located near Godeok Riverside Ecological Park and Misa Hangang Park, allowing residents to enjoy a pleasant and rich natural environment. Within a 300-meter radius, there are Gangbit Elementary and Middle Schools and an affiliated kindergarten, providing a stable educational environment.


It is easy to access the metropolitan road network, including Olympic-daero, Seoul Ring Expressway, Gangbyeonbuk-ro, and Seoul-Yangyang Expressway, as well as convenient public transportation such as Gangil and Sangil-dong stations on Subway Line 5.


The groundbreaking ceremony was held with about 300 attendees, including Seoul Mayor Oh Se-hoon, Seoul City Council Chairman Kim Hyun-ki, SH Corporation President Kim Heon-dong, National Assembly member Jin Sun-mi, Gangdong District Mayor Lee Soo-hee, and winners of the Godeok Gangil Phase 3 pre-reservation.


At the ceremony, SH Corporation President Kim Heon-dong said, "Starting today with 'Godeok Gangil Public Housing District Phase 3,' we will construct apartments applying excellent quality and high-end design, creating public housing throughout Seoul that everyone wants to live in and envies."


Seoul Mayor Oh Se-hoon stated, "By applying innovative architectural design and high-quality finishing materials, we will develop luxury housing differentiated from existing public housing and change perceptions of public housing. We will continue to supply high-quality public housing to fulfill the dreams of citizens who want to own a home and stabilize the housing market."
