160,000 Households Move-in in the Second Half of the Year
A total of 31,417 households are scheduled to move in during June, which is twice the amount supplied nationwide compared to last year. In particular, 21,912 households will move in within the metropolitan area, significantly increasing the supply mainly in the metropolitan region. In the second half of the year, 160,000 households are expected to move in, and in areas where many new apartments have moved in, transactions are occurring below the sale price or rental prices are declining, making it difficult to absorb the supply.
According to real estate platform Zigbang on the 30th, the nationwide move-in volume in June is estimated at 31,417 households, a 45% increase from the previous month. This is a 98% increase compared to the same period last year. The metropolitan area accounts for 22,912 households, up 96% from the previous month and 235% from the same period last year.
In the metropolitan area, Incheon has the highest number with 10,708 households moving in. In Seo-gu, Baekseok-dong, Incheon, the 'Geomam Station Royal Park City Prugio' complexes 1 and 2, totaling 4,805 households, are preparing for move-in. In Michuhol-gu, Juan-dong, 'Hillstate Prugio Juan' is preparing for 2,958 households to move in.
In Gyeonggi Province, 6,371 households will move in. In Yeongtong-gu, Suwon-si, Woncheon-dong, 'Yeongheung Forest Prugio Park Bien' has 1,509 households, and in Segyo-dong, Pyeongtaek-si, 'Pyeongtaek Jije Station Xi' has 1,052 households moving in. Seoul will also see the largest move-in since February with 4,833 households. These include 'Nowon Lotte Castle Signature' (1,163 households) in Sanggye-dong, Nowon-gu, and 'Cheongnyangni Station Hanyang Sujain Graciel' (1,152 households) in Yongdu-dong, Dongdaemun-gu.
In the provinces, 9,505 households will move in, which is 9% less than the previous month. The order is Daegu with 2,756 households, Gyeongbuk with 1,630 households, and Busan with 1,469 households.
In the second half of this year, 165,887 households are scheduled to move in. This is about 16% more than the first half (143,351 households) and about 14% more than the second half of last year (144,886 households). By region, the metropolitan area accounts for 74,837 households, and the provinces account for 91,050 households, with a larger share in the provinces. Along with Busan and Daegu, which have recently had many move-ins, new apartment move-in news is also expected in Chungbuk and Chungnam.
Ham Young-jin, head of Zigbang Big Data Lab, said, "In the provinces, the move-in volume is concentrated in some areas, so in regions where many new apartments have already moved in, transactions are occurring below the sale price or rental prices are declining, making it difficult to absorb the supply."
