Top 50 Apartment Prices in the City Turn Upward After 11 Months

The sale prices of the top 50 apartments by market capitalization have turned upward for the first time in 11 months.


According to the housing price trend survey by KB Kookmin Bank on the 29th, the 'KB Leading Apartment 50 Index' for this month (based on the 15th) rose to 88.97 from last month's 88.88. This index first turned downward in July last year and declined for 10 consecutive months compared to the previous month, but this month it switched back to an upward trend.

The Leading Apartment 50 Index quantifies the market capitalization fluctuation rate of the top 50 apartment complexes nationwide, calculated by multiplying the number of households by the sale price. Leading apartments include 'Heliociti', 'Parkrio', 'Olympic Athlete Village', and 'Jamsil Els' in Songpa-gu, Seoul, as well as 'Banpo Xi' and 'Raemian Prestige' in Seocho-gu.


The average sale price of housing in Seoul (including apartments, row houses, multi-family houses, and detached houses) fell by 0.51% compared to the previous month (all comparisons hereafter are month-over-month). The decline in Seoul housing prices has narrowed for four consecutive months through this month. Seoul apartment sale prices dropped 0.87% this month, with the rate of decline decreasing for four consecutive months.


Row houses and detached houses fell by 0.08% and 0.03%, respectively. In Gyeonggi (-1.23% → -0.79%) and Incheon (-1.01% → -0.59%), the decline also narrowed, resulting in a 0.67% drop in the metropolitan area. The five major metropolitan cities (Daejeon, Daegu, Ulsan, Busan, Gwangju) also saw a reduced decline compared to the previous month (-0.79%), falling by 0.67%. Other regions (Sejong City and eight provinces) decreased by 0.36%.


Nationwide housing sale prices fell by 0.58%, with the rate of decline narrowing compared to the previous month (-0.78%). Nationwide housing jeonse prices fell by 0.54% this month.
