Only Two Areas Including Eunpyeong See Population Growth in Seoul, Shinsegae Construction's 'Billiv Acent' Gains Spotlight

Over the past 15 years, the total population of Seoul has decreased by 7.6%.


According to statistics from the Ministry of the Interior and Safety, as of February this year, Seoul's population was recorded at 9,427,583, which is 774,073 fewer than in January 2008 when counting began (10,201,656). In particular, all 22 autonomous districts saw a decline, including Nowon-gu (-114,082), Dobong-gu (-65,094), and Yangcheon-gu (-63,596).


Looking at the population rankings by region, Songpa-gu, Gangseo-gu, Gangnam-gu, Nowon-gu, and Gwanak-gu occupied the top five spots. Eunpyeong-gu, which was ranked 9th in 2008, rose to 6th place during this period due to population growth. Seocho-gu saw the largest jump in ranking, moving from 14th to 10th, although its population decreased by 0.3%.


On the other hand, Songpa, Eunpyeong, and Gangseo districts showed an increasing trend. Songpa-gu's population grew by 5.2%, from 626,556 to 658,868, while Eunpyeong-gu (458,425 → 465,627) and Gangseo-gu (563,325 → 568,666) increased by 1.6% and 0.9%, respectively.


Housing transactions were also active, especially in areas with population growth. According to data from the Korea Real Estate Board, from 2008 to 2022, the districts with the highest number of housing sales transactions were Gangseo-gu (142,157 cases), Eunpyeong-gu (136,872 cases), Nowon-gu (133,660 cases), and Songpa-gu (124,939 cases). This suggests that housing demand was supported by population growth, resulting in high transaction volumes.


Meanwhile, although Nowon-gu and Yangcheon-gu experienced significant population declines, the demand for education in the academy districts of Junggye-dong and Mok-dong kept transaction volumes at a high level.


A real estate expert commented, “As the Seoul exodus phenomenon leads to an increase in population moving to Gyeonggi Province and a decrease in Seoul’s population, only Songpa, Gangseo, and Eunpyeong districts showed growth. These areas have seen continuous population inflow due to large-scale residential developments and ongoing projects, supported by solid underlying demand, which also drives active real estate transactions.”
