'Hoeryonggojo' Wealth and Health Prosperity 'Myeongdang' Sangmu Central Xi

Recently, as competition for prime locations in the housing market has intensified, demand for apartments situated in prestigious sites has increased. The practice of Pungsu-jiri (Korean geomancy), once considered the exclusive domain of the upper class, has begun to spread into the general real estate market.


'Pungsu-jiri' is deeply connected to our residential culture. As the saying goes, certain neighborhoods have historically produced many scholars or are known for wealth and fortune. Pungsu-jiri has been regarded as an important factor for high-ranking officials and business leaders when choosing their residences or business locations. Hannam-dong, where the late Lee Kun-hee, chairman of Samsung Group, and the late Koo Bon-moo, chairman of LG, among other Samsung and LG family members, have their homes, is considered a prime site called 'Yeonggu Eumsu (靈龜飮水),' meaning a turtle drinking water, symbolizing a place where wealth accumulates and excellent descendants emerge.


Recently, construction companies supplying apartments have also been attracting buyers by emphasizing Pungsu-jiri. GS Construction’s 'Sangmu Central Xi,' to be supplied in May on the former Honam University Ssangchon Campus site in Gwangju Metropolitan City, is considered one of the most auspicious locations from a Pungsu perspective.


Ji Jong-hak, president of the Korea Pungsu-jiri Association, the most prestigious organization in the country and a Doctor of Literature, stated, “In Pungsu, water flow represents the measure of wealth, and water should flow gently and sinuously for a site to be auspicious. Such a location promises wealth for a thousand years. The Yeongsan River, flowing north to south through Gwangju, is at its most dynamic near the Sangmu district. The Yeongsan River merges with Pungyeongjeongcheon in Unnam-dong, increasing its volume, then joins with Gwangjucheon and Seochangcheon, forming an optimal waterway.” Ji also analyzed, “In front of the apartment complex is Uncheon Lake Park, filled with water. The Yeongsan River makes a large bend and multiple waterways converge, along with the lake, making Sangmu Central Xi a top wealthy and prosperous site.”


He continued, “The complex is like a swallow’s nest, with Mudeungsan Mountain blocking the wind from the east and the Yeongsan River surrounding and flowing from the west, embraced gently by the Blue Dragon on the left and the White Tiger on the right. This formation is called ‘Wa-hyeol,’ which is not only extremely comfortable like a mother’s embrace but also considered a health-promoting and wealthy site.”


He added, “The mountain range extending from Mudeungsan, the spiritual mountain of Gwangju, passes through Bunjeoksan and Geumdangsan, then heads north to Yeoisan, where Mugaksa Temple is located, before turning 180 degrees to face Geumdangsan again, forming a ‘Hoeryong Gojo (回龍顧祖)’ shape. This formation symbolizes a benevolent and loving auspicious site watched over by heaven and ancestors, signifying abundant wealth, health, and success for descendants.”


Jae-min Joo, director of the Hwasan Pungsu-jiri Research Institute, also noted, “Gwangjucheon, a tributary joining the Yeongsan River, is a meandering river (Sahaengcheon), flowing slowly around the east, west, and north of Sangmu Central Xi, receiving vital energy from Geumdangsan and strengthening the land’s energy. Geumdangsan blocks harmful winds and negative energy, while Gwangjucheon boosts the land’s vitality, making it a site where ‘winds do not block, so energy gathers, and meeting water strengthens the land’s energy.’”


He further explained, “The 5.18 Memorial Park, located northwest of Sangmu Central Xi, has over 46,000 beautiful trees, serving as a protective forest (Bibo forest) that blocks the cold northwest winds blowing into the complex and also helps reduce fine dust.”


He added, “The terrain of Ssangchon-dong is shaped like a thirsty dragon drinking water (Gallryong Eumsu), and Sangmu Central Xi is located on the dragon’s stomach, a place that accepts and assimilates everything, making it a precious site that absorbs wealth and honor.”


‘Sangmu Central Xi,’ built on this auspicious site, consists of 14 buildings ranging from three basement floors to a maximum of 30 floors above ground, with a total of 903 units sized between 84 and 247 square meters. The complex will feature premium community facilities and resident services. A sky lounge will be located on the 30th floor of Building 108, along with a CGV Salon movie theater. A fitness center equipped with premium exercise machines called Techno Gym and an indoor golf practice range with GDR screen facilities at every tee will also be provided. The on-site library will offer curation services in partnership with Kyobo Bookstore, and a cafeteria operated by SPC Group will be available.


Convenient transportation options include Sangmu-daero, Honam Expressway, National Route 22, and National Route 1. Residents can walk to Uncheon Station on Gwangju Subway Line 1 and, upon the opening of Line 2 (scheduled for 2026), transfer at Sangmu Station. Songjeong Station, Gwangju Airport, and Gwangju Intercity Bus Terminal are also nearby. The 5.18 Memorial Park and Uncheon Lake Park are close to the complex, as are administrative offices such as Gwangju Metropolitan City Hall and Seo Gwangju Tax Office, and large shopping facilities including Shinsegae Department Store, E-Mart, and Lotte Mart Max.


The ‘Sangmu Central Xi’ housing exhibition center is scheduled to open at the end of May.
