Busan's Top City Haeundae, '10 Billion Villa' Ashton Upper House Sale Attracts Attention

Haeundae-gu, considered a representative "wealthy district" of Busan, has been selected as the most livable city among regions in Busan.


According to the data from K-Stat Public Social Policy Research Institute's "2023 Korea Security Index - Livable Areas Busan·Ulsan Edition," Haeundae-gu in Busan scored 56.06 points, ranking first among Busan regions.


In this statistics, Haeundae-gu received high scores in the living safety category (9th nationwide) by recording low numbers of traffic accidents and jaywalking casualties. It also received favorable evaluations in the health and medical care category (49th nationwide), which includes the number of large hospitals and the number of doctors per 1,000 residents. In fact, Haeundae-gu is home to several medical institutions evenly distributed, including comprehensive hospitals such as Inje University Haeundae Paik Hospital and Haeundae Bumin Hospital. Additionally, Haeundae ranked among the top nationwide in residents' trust in local medical institutions, proving it is a highly livable area across various indicators.


Along with this, the mayor of Haeundae-gu also expressed aspirations to make Haeundae-gu a more livable city. In April, the mayor stated, "We will implement life-centered administration to create a 'livable city, a city people want to visit' in Haeundae," adding, "We will present services that satisfy all residents and take a leap forward."


Haeundae-gu maintains high housing prices in line with its excellent residential conditions. According to data from the Korea Real Estate Board, in March, the average apartment sale price per 3.3㎡ in Haeundae-gu was 21.32 million KRW, ranking among the highest along with Suyeong-gu (23.28 million KRW) among 121 local cities nationwide (excluding the metropolitan area). Furthermore, according to Ministry of Land, Infrastructure and Transport data, among the top 93 apartments transacted in Busan up to mid-April this year, most are located in Haeundae-gu. The majority of Busan's representative expensive apartments are in Haeundae-gu.


As Haeundae-gu is gaining attention as the undisputed wealthy district of Busan, interest in the Dalmaji-gogae area is also rising. Dalmaji-gogae was once a representative wealthy district in Haeundae but temporarily lost its title due to the development of Centum City and Marine City. However, with the recent supply of ultra-high-end residential facilities approaching 10 billion KRW and concentrated development, it is expected to regain its status as a wealthy district.


Currently, in Dalmaji-gogae, there is an ultra-high-end villa incorporating art that is attracting the attention of domestic super-rich individuals. The highlight is the "Ashton Upper House," with a top sale price approaching 10 billion KRW. This complex is built with 11 units ranging from 237 to 273㎡ in exclusive area, spanning from three basement floors to six above ground, and is the first residential facility to incorporate NFT art as a gallery house.

This complex plans to be presented with the highest level of completion never before seen in Busan, featuring a sophisticated exterior design, differentiated concept unit types by floor, and world-class kitchen furniture and appliances.

Especially, Ashton Upper House is located in a prime spot representing Dalmaji-gogae. It boasts excellent views overlooking Haeundae Beach, Marine City, Centum City, and Gwangandaegyo Bridge, establishing itself as a high-end residential facility representing the area.


Additionally, the fact that buyers will own art pieces upon contract signing is also noteworthy. Twelve pieces of artwork by Krista Kim, an artist known as the founder of Techism, including one piece per unit and one in the common area, will be applied throughout the villa. Buyers will gain ownership rights to each artwork upon signing the contract. This not only symbolizes the first gallery house but also offers potential for significant value appreciation linked to blockchain market fluctuations.
