Current Situation and Reconstruction Completion Perspective of Seongji·Gungjeon Apartments in Sangdaewon-dong, Jungwon-gu, Seongnam-si
The reconstruction project of Seongji and Gungjeon Apartments in Sangdaewon-dong, Jungwon-gu, Seongnam-si, Gyeonggi-do has become feasible.
Seongnam City announced on the 19th that it approved a plan to build eight apartment buildings (836 households) with 5 basement floors and 13 to 25 floors above ground on a 26,584㎡ site at 195-5 Sangdaewon-dong, applying a building coverage ratio of 19.14% and a floor area ratio of 274.60%.
Construction is scheduled to start in April 2025 and is targeted for completion in April 2028. The total project cost is 348 billion KRW.
Seongji and Gungjeon Apartments are apartment complexes built in 1987 consisting of 18 buildings with 5 to 6 floors and 716 households.
They passed the reconstruction safety inspection in July 2013, and in March 2015, a maintenance plan was established, designating the area as a reconstruction maintenance zone.
If the plan proceeds as scheduled, the management disposition plan will be approved in April next year, followed by resident relocation in May, and then demolition of the existing apartments.
A Seongnam City official explained, "Seongji and Gungjeon Apartments have begun full-scale reconstruction eight years after the maintenance plan was established. The complex, which is 36 years old and has deteriorated living conditions, will be demolished and rebuilt, raising the residential environment level in the Sangdaewon-dong area."
There are three apartment complexes undergoing reconstruction projects in Seongnam, including Eunhaeng Jugong Apartments in Jungwon-gu (project implementation plan approved in July 2022) and Samnam Apartments in Hadaewon-dong (construction started in November 2022).
Apartment reconstruction proceeds in the order of 'safety inspection → designation of maintenance zone → approval of association establishment → approval of project implementation plan → approval of management disposition plan → demolition and construction.'
