With the opening of the GTX-A line just over a year away, interest in the local real estate market is rising. In particular, Yeonsinnae Station, one of the stops in Seoul, is known for its representative 365-day commercial district in the northwest area. Recently, with the GTX and various developments concentrated here, the commercial district is expected to expand further.
Yeonsinnae has three major commercial districts centered around Yeonsinnae Subway Station. Among them, the Rodeo Street commercial district in Galhyeon-dong, extending from Exit 6 towards Gusan Station, has established itself as the main commercial area. Across the street, at Exits 1 and 2, lies the traditional market, Yeonseo Market. Yeonseo Market is the most active traditional market in Eunpyeong-gu, attracting steady visits not only from residents but also from people traveling to and from Bukhansan Mountain. The commercial districts in Bulgwang-dong and Yeonsinnae at Exits 3, 4, and 5 include places like Beomseo Shopping Center, forming a long-established commercial area with many loyal customers. These three commercial districts create a synergistic effect when connected, establishing themselves as representative commercial areas in northwest Seoul.
Additionally, the Yeonsinnae commercial district is highly valued due to the abundant foot traffic at Yeonsinnae Subway Station. According to data from Seoul Metro, the average daily number of passengers boarding and alighting at Yeonsinnae Station last year was 64,302, ranking third among Line 3 stations. Among the top five stations by passenger volume, Yeonsinnae Station is the only one located in the Gangbuk area, meaning the Yeonsinnae commercial district enjoys a massive flow of people.
Moreover, abundant development around Yeonsinnae Station is expected to further increase its future value. The GTX-A line is scheduled for partial opening next year near Yeonsinnae Station, and a large-scale project to redevelop the Yeonsinnae Station area, called the ‘Yeonsinnae District Unit Plan,’ is underway. In addition, a mixed-use complex exceeding 60 floors, comparable to COEX, is planned on the site of Seoul Innovation Park near Yeonsinnae Station, which is expected to create significant synergy effects with the commercial district.
As the Yeonsinnae commercial district is forecasted to strengthen its position in the real estate market, the new commercial facility ‘Believe Acent The Place,’ which will connect Rodeo Street, Yeonseo Market, and Beomseo Shopping Center to form the main commercial district of Yeonsinnae, successfully opened its model house on the 12th.
Believe Acent The Place, a commercial facility within the Believe Acent complex, is located in Bulgwang-dong, Eunpyeong-gu, Seoul, and will be developed from basement level 1 to the 3rd floor above ground. The key tenant, Megabox, with 8 theaters and over 1,000 seats, is scheduled to open, which is expected to continuously attract demand.
‘Believe Acent The Place’ plans to strategically arrange businesses including the Megabox cinema and office facilities dedicated to Seoul’s eight new growth engine industries. It will adopt a street-type structure directly connected to the central plaza within the complex, creating a convenient and efficient shopping flow. Therefore, Believe Acent The Place is expected to become a new commercial facility leading Yeonsinnae’s main commercial district and establish itself as a local landmark similar to Hapjeong’s ‘Mecenatpolis’ and Yeongdeungpo’s ‘Times Square.’
Furthermore, Believe Acent The Place offers high investment value. Compared to residential products, it faces fewer regulations such as loans and resale restrictions, and even provides interest-free interim payments, reducing the burden on actual users, which is expected to attract many investors.
In addition, it offers stability by securing fixed demand. Believe Acent The Place is a commercial area within Believe Acent, which consists of 492 units/rooms ranging from 49㎡ to 84㎡, spanning from basement level 5 to the 24th floor above ground. Residents of Believe Acent can enjoy a one-stop lifestyle by accessing large-scale commercial facilities directly within the complex.
The subscription period is from May 16 to 17. Winners will be announced on the 22nd, and contracts will be signed over two days from the 23rd to the 24th.
The Believe Acent model house is currently open and offers various events such as a stamp tour (gifts awarded upon completing step-by-step missions), a Life A-Cut photo zone, prize draws for visitors, and early bird gift certificates.
