Incheon Real Estate Market Shows Signs of Recovery, Hoban Construction's 'Hoban Summit Geomdan New City AB19 Block' Attracts Attention

The apartment sales supply-demand index in Incheon has risen for 11 consecutive weeks, indicating signs of recovery in the real estate market.


According to the Korea Real Estate Board, the Incheon apartment sales supply-demand index for the first week of May (as of the 1st) recorded 80.3. Since recording 68.2 in the first week of February, it has shown an upward trend for 12 weeks: △68.8 in the second week of February △69.3 in the third week of February △70.1 in the fourth week of February △70.8 in the first week of March △71.6 in the second week of March △72.9 in the third week of March △73.4 in the fourth week of March △74.2 in the first week of April △76.0 in the second week of April △78.1 in the third week of April △79.2 in the fourth week of April.


The recovery of buyers' purchasing sentiment is also reflected in actual sales transactions. In the first quarter of this year, the number of apartment sales transactions in Incheon totaled 5,851, an increase of about 88% compared to 3,112 transactions in the fourth quarter of last year. This figure is also higher than the 3,199 transactions recorded in the first quarter of last year.


The apartment pre-sale outlook index has also been rising for four consecutive months. According to data from the Korea Housing Industry Research Institute, the Incheon apartment pre-sale outlook index rose significantly from 39.2 in January to 54.5 in February, 61.3 in March, and 85.2 in April.


An industry insider stated, “The 1.3 real estate measures significantly eased restrictions on resale, loans, and taxes, which is analyzed to have boosted buyers' purchasing sentiment,” adding, “In particular, recovery movements are seen centered on new towns with excellent residential conditions within Incheon.”


Meanwhile, this month, Hoban Construction’s ‘Hoban Summit Geomdan New Town AB19 Block (tentative name)’ is scheduled for pre-sale in Geomdan New Town, Seo-gu, Incheon, attracting buyers’ attention. This complex is located in AB19 Block, considered the best location among the third phase sites of Geomdan New Town, allowing convenient access to various living infrastructures such as transportation, education, natural environment, and convenience facilities.


It is also notable as a station-area apartment. The newly established station (Station 103) on the extended Incheon Line 1 is within walking distance, and once this line opens, it will be possible to transfer to the Airport Railroad at Gyeyang Station, three stops away, connecting to Seoul Station. By car, access to various parts of the metropolitan area is easy via the Metropolitan Area 1st Ring Expressway and Gimpo Hangang-ro.


Road networks such as the Geomdan?Gyeongmyeong-ro road and the Wondang?Taeri wide-area road are also being expanded, and the GTX-D line (planned), which connects Gimpo and Geomdan to Seoul Gangnam, Hanam Gyo-san, and Namyangju Paldang, is one of the well-known favorable factors.

Near the complex are Geomdan New Town Neighborhood Parks No. 11, 14, and 17, as well as Mansu Mountain, Geumjeong Mountain, and Hwanghwa Mountain, providing a pleasant residential environment. The commercial district is adjacent, and nearby waterfront parks, shopping, and cultural facilities are also planned. There are planned sites for elementary, middle, and high schools around the complex.


Hoban Summit Geomdan New Town AB19 Block consists entirely of consumer-preferred exclusive 84㎡ units, arranged mainly facing south to ensure excellent lighting and ventilation. Using variable walls, various space arrangements can be created according to consumers’ lifestyles. The expected move-in date is February 2026.
