Despite the recent downturn in the real estate market, an apartment in Busan's Haeundae district was sold for 7 billion KRW, drawing attention to the area as a prestigious residential district comparable to Seoul.


Haeundae-gu, along with Suyeong-gu, is recording some of the highest housing prices not only in Busan but also nationwide. According to data from the Korea Real Estate Board, as of March, Suyeong-gu and Haeundae-gu recorded prices of 23.28 million KRW and 21.32 million KRW per 3.3㎡ respectively, making them the highest-priced areas among 121 local cities nationwide excluding the Seoul metropolitan area.


In particular, Haeundae-gu is confirmed to have the most expensive apartments in Busan. According to data from the Ministry of Land, Infrastructure and Transport, among the top 100 apartment transaction prices in Busan up to April this year, 93 are located in Haeundae-gu. Most of these apartments are complexes located in the U-dong and Marine City areas of Haeundae-gu.


Meanwhile, the development of Dalmaji Hill is currently underway, attracting attention. Especially in this area, ultra-luxury residential facilities with pre-sale prices ranging from tens of billions to as high as 10 billion KRW are planned to be supplied. Local experts analyze that the center of gravity of Busan's affluent districts, which had temporarily shifted to Centum City and Marine City, will return to Dalmaji Hill.


Currently, at Dalmaji Hill, the ultra-luxury villa "Ashton Upper House," with a top pre-sale price approaching 10 billion KRW, is being offered. This villa, built with 3 basement floors to 6 above-ground floors, consists of 11 units with exclusive areas ranging from 237 to 273㎡, and is the first residential facility to incorporate NFT art as a gallery house.


Artist Krista Kim, known as the founder of Techism, will have her work "Zen Garden" applied throughout the villa, with one piece in each unit and one additional piece in the common area, totaling twelve pieces. Contract holders will also own the rights to each artwork. This not only symbolizes the villa as the first gallery house but also offers the potential for significant value appreciation linked to blockchain market fluctuations.


An industry expert stated, "The NFT art market has rapidly grown among the ultra-wealthy in recent years, and various high-end brands in fashion and automobiles are actively adopting NFT art. Considering that Krista Kim's virtual house 'Mars House' was auctioned for about 500 million KRW in 2021, the NFT art applied to Ashton Upper House, which is a real villa, can be seen as having even higher value."


In addition to NFT art, Ashton Upper House boasts a high-quality exterior design harmonizing with the Haeundae sea and Dalmaji Hill scenery, differentiated unit types by floor concept, and world-class kitchen furniture and appliances, achieving an unprecedented level of perfection in Busan.
