Seoul Shows 'Improvement in Market Conditions'
Keywords Related to 'Sale' Rank High
The number one keyword that attracted market attention in the first quarter of this year was ‘Namsa-eup,’ designated as a candidate site for the National Advanced Industrial Complex. In Seoul, keywords related to ‘sale’ were mentioned the most, while in the provinces, ‘rebound’ topped the search keywords. Despite the market stagnation continuing since the second half of last year, investment opportunities and asset value increases due to development prospects drew the interest of demanders.

On the 17th, Zigbang analyzed reviews written on Hogangnono during the first quarter of this year and found that the keyword with the sharpest increase in mentions compared to the second half of last year was ‘Namsa.’ Namsa-eup in Yongin, Gyeonggi-do, was selected as a candidate site for the National Advanced Industrial Complex to foster semiconductors. After being designated as a candidate site for the national industrial complex, interest in Namsa-eup surged, and the number of Hogangnono reviews increased 18.3 times compared to the second half of 2022.
Besides Namsa, keywords related to the National Advanced Industrial Complex such as ‘semiconductor (3rd),’ ‘Wonsam (4th),’ ‘Cheoin-gu (6th),’ and ‘cluster (10th)’ also surged. Following Namsa, the second most increased keyword was ‘Special Home Loan Program (Teukrye Bogumjari Loan),’ which rose 6.23 times. Keywords related to the economic situation such as ‘freeze (5th)’ and ‘trade (8th)’ were also included in the top 10.
In Seoul, interest in market conditions and sales was relatively higher compared to the nationwide trend. The keywords that surged sharply in Seoul from the second half of 2022 to the first quarter of 2023 mainly pertained to market conditions and sales. Market condition keywords such as ‘sold out (2nd),’ ‘rebound (4th),’ and ‘recover (6th)’ were within the top 10 surged keywords. Although concerns about market stagnation persisted, the recent depletion of urgent sale listings and a slight recovery in transaction volume reflected expectations for market improvement.
Keywords related to sales included the abbreviation for preliminary winners ‘Yedang (3rd),’ ‘Cheolsan (5th),’ which compares sale apartments, and ‘Hwigyeong Jaidesensia,’ which recorded a first-priority subscription competition rate of 51.71 to 1, along with ‘Raemian Grande,’ scheduled for sale this year, with ‘Hwigyeong (9th)’ ranking high.
In the provinces, the keyword that surged in the first quarter was ‘rebound,’ increasing 4.85 times compared to the second half of 2022. This is interpreted as reflecting hopes for market improvement due to recent improvements in market indicators, similar to the metropolitan area. The second most increased keyword was ‘guarantee insurance.’ The surge in this keyword reflects the fearful atmosphere regarding ‘empty rental deposits’ and non-return of rental deposits.
‘Gas bill’ ranked third, and ‘additional contribution fee’ ranked fourth, reflecting concerns and worries about rising raw material prices. ‘Harbor City (Doosan We've the Zenith Harbor City),’ related to Busan, ranked fifth, and ‘Eco,’ a keyword for Eco Delta City located in Gangseo-gu, Busan, ranked eighth. Among the 15 National Advanced Industrial Complexes, 14 are located in the provinces, and the keyword ‘national’ increased 2.83 times, ranking sixth. Additionally, ‘study room (7th)’ surged as a demand for facilities within complexes, and ‘tire (9th)’ and ‘footsteps (10th)’ also ranked within the top 10.
Ham Young-jin, head of Zigbang Big Data Lab, said, "Even in a stagnant market, the interests of demanders are rapidly changing," adding, "Interest areas and issues according to the dynamics of demanders are changing quickly, so if these are continuously tracked, it is expected to help develop apartment products suitable for demanders."
