As the real estate market remains sluggish and investment sentiment weakens, recent expectations of interest rate stabilization have once again drawn investors' attention back to traditional income-generating real estate, such as commercial properties.
The so-called steady seller products, known as 'hangari sangkwon'?commercial districts with solid underlying demand and no outflow of customers?are always attractive to novice investors due to their stable investment potential. These areas continue to show consistent performance even during downturns like the current one, which is why they are gaining even more interest.
In this context, a large commercial facility equipped with a hangari sangkwon is set to be developed in Baegun Valley, attracting attention. Located right in front of Baegun Lake Park, 'Baegun Valley First One' secures fixed demand from nearby residential areas as well as floating population demand.
Baegun Valley First One will be built on approximately 1,878㎡ (about 570 pyeong) in the Hakui-dong area of Uiwang-si, Gyeonggi-do, with a total floor area of about 9,990㎡ (around 3,000 pyeong), spanning from two basement levels to six floors above ground.

It is located near Cheonggye IC, which connects to the Gwacheon-Bongdam Expressway, and there are plans to open a connection from Cheonggye IC towards Suwon on the Uiwang-Gwacheon Expressway, ensuring excellent accessibility to Seoul and the metropolitan area.
Baegun Valley First One will be introduced as a product befitting its abundant underlying demand and excellent location. First, it will feature a diverse MD (merchandise) composition specialized by floor. The first floor will absorb pedestrian traffic along the main road with various lifestyle-oriented MDs such as casual F&B and convenience stores, while the second floor is planned exclusively for lifestyle and specialty restaurants.
The third and fourth floors are designed mainly for specialized medical and beauty services, accommodating various clinics, esthetic centers, and beauty-related businesses. The fifth floor will be dedicated to specialized academies such as private institutes and fitness centers, providing a space aimed at stable investment returns.
The top floor, the sixth, will feature a trendy rooftop design sufficient to become a local landmark, planned to include various key tenant businesses, rooftop cafes, and Golfzon facilities. Notably, it will utilize attic service areas and offer premium views of Baegun Lake, attracting attention.
Overall, the facility will have terraces on both the front and back, boasting an excellent exterior and high ceilings, allowing each store to have a comfortable indoor layout.
