The government is actively easing regulations on the real estate market, bringing a breath of fresh air to the long-frozen pre-sale market. With a flood of general pre-sale units expected mainly in the metropolitan area in April, there is widespread anticipation that transaction performance will also increase.
According to a survey conducted by the real estate research firm Realtoday on the 30th, there are 38 sites nationwide scheduled for supply in April, totaling 36,733 households (based on the first-priority subscription date, including rental units, excluding officetels). Among these, excluding sites with undecided details, the general pre-sale volume amounts to 27,831 households nationwide, with 17,538 units to be supplied in the metropolitan area alone. This represents more than double the volume compared to the same period last year.
This change is due to the government’s various real estate deregulation policies implemented since the end of last year, such as lowering the acquisition tax surcharge rate and abolishing regulations related to non-priority subscriptions.
In this context, Hermoso Yongsan has opened a sales promotion center, launching on the 5th and beginning full-scale promotion, attracting attention.
Hermoso Yongsan boasts a location embracing the Yongsan International Business District and Yongsan Park, both hot development areas in Yongsan. Numerous metropolitan bus routes pass through, and accessibility to major Seoul roads such as Gangbyeonbuk-ro, Olympic-daero, and Hangang-ro is excellent.
Within a 1.5 km radius, many large corporations such as AmorePacific are located, generating demand from approximately 130,000 employees. Furthermore, with the upcoming development projects in Yongsan, including the Asia Silicon Valley International Business District and the Korean version of Central Park, Yongsan Park, the underlying demand is expected to grow even stronger.
