Seoul City Designates Yangjae IC and Cheongnyangni Station Areas as Special Planning Zones

On the 29th, Seoul held the Urban and Architectural Joint Committee meeting and approved the revision of the district unit plan to designate special planning zones around Yangjae IC and Cheongnyangni Station, the city announced on the 30th.

Among these, approximately 3 million square meters around Yangjae IC have seen strengthened research and development (R&D) functions since the designation of the Gaepo Residential District in the 1980s, with large-scale distribution and business facilities as well as corporate research facilities such as LG and KT established.

The city has been aiming to develop the area into a new innovation hub, having prepared the Yangjae R&D promotion plan in 2016, and this time reorganized the district unit plan to establish detailed implementation strategies.

The plan designates 13 distribution and business facilities and large-scale research facilities of LG and KT as special planning zones to encourage mixed-use development for R&D purposes.

Residential areas around Yangjae Citizens' Forest Station will have their zoning upgraded to quasi-residential when developed jointly, and the 7-story height restriction will be lifted to strengthen the function of the surrounding residential area.

A special planning (possible) zone was also designated around Cheongnyangni Station (around 268 Cheongnyangni-dong, Dongdaemun-gu), where large-scale development projects are underway, to promote planned development. Additionally, zoning upgrades are allowed to introduce commercial, cultural, and business functions.

Some small parcels in the southern line commercial area of Wangsanno have had their building coverage ratio increased from 60% to 70%, and parking installation standards have been relaxed.

Seoul expects that through the reorganization of the district unit plan, the area around Yangjae IC will grow into an R&D innovation hub, and the area around Cheongnyangni Station will have its role as a transportation, commercial, and business center strengthened.
