Daegu Urban Development Corporation will supply 8 parcels of general commercial land and quasi-residential facility land within Ansim New Town (in the Yulam-dong area of Dong-gu, Daegu) through a competitive bidding process starting from the 27th.
The land to be supplied consists of 7 parcels of general commercial land and 1 parcel of quasi-residential facility land, totaling 4,516㎡. The floor area ratio for the 7 parcels of general commercial land (with an average area of 570㎡ per parcel) is up to 700%, with a maximum building height of 10 floors, and up to 3 parcels can be merged.
The general commercial land can be used for first and second-class neighborhood living facilities, as well as cultural and assembly facilities, office facilities, sports facilities, and lodging facilities (tourist lodging facilities).
For the quasi-residential facility land, the parcel supplied this time is one parcel (509㎡), with a floor area ratio of up to 400% and a maximum building height of 7 floors. The quasi-residential facility land can be used for first and second-class neighborhood living facilities, as well as cultural and assembly facilities, office facilities, sports facilities, and facilities for the elderly and children.
Ansim New Town boasts a location where Daegu Urban Development Corporation has created an eco-friendly site through contaminated soil purification work within the development site, allowing residents to enjoy various living infrastructures in a clean environment as a new sub-center of Daegu.
It is adjacent to residential areas such as Dongho and Yulha districts and Innovation City, and is considered an excellent area for residential conditions as cultural and living facilities such as the traditional market, large marts, and Ansim Creative Valley are also located nearby.
Recently, the 61.6 km-long 4th ring road encircling the outskirts of Daegu was fully opened, making it easy to travel anywhere in Daegu. It is also close to subway Line 1 stations such as Yulha Station, Singi Station, and Banyawol Station, which is expected to actively attract floating population.
Jung Myung-seop, president of Daegu Urban Development Corporation, said, “Ansim New Town is expected to have excellent development synergy effects as it is adjacent to large-scale residential complexes such as Innovation City and Yulha, and with the increase in incoming population, this area is expected to emerge as a new sub-center.”
The supply of land for Ansim New Town will be conducted through electronic bidding via the Onbid bidding system for three days from April 10 to 12. The bid opening is scheduled for April 13, and contract signing will take place over three days from April 17 to 19.
