Godeok Gangil 3 Land Lease Sale Housing Winning Price 22.32 Million KRW

The general supply winning threshold for the pre-reservation of the land leasehold sale housing in Godeokgangil 3rd Complex, Gangdong-gu, Seoul, was found to be a subscription savings deposit of 22.32 million KRW or more. In the youth special supply category, which recorded the highest competition rate, all winners were selected by lottery among those with perfect scores.


Seoul Housing and Communities Corporation (SH Corporation) announced on the 23rd that it had selected and announced 500 winners of the pre-reservation for Godeokgangil 3rd Complex, the first land leasehold sale housing under the Yoon Seok-yeol administration's public sale housing policy brand ‘New:Home’. Land leasehold sale housing is a type of public sale housing where the land is publicly owned, and the building on top is owned by the purchaser.

According to the results, the average subscription savings deposit of the general supply winners for the Godeokgangil 3rd Complex pre-reservation was 22.7 million KRW. For the general supply, winners were selected in order of subscription savings deposit amount among those who had no homeownership for over 3 years and were in the first priority group during the priority supply competition. The highest subscription savings deposit among winners was 35.7 million KRW, and the minimum winning threshold was 22.32 million KRW for the local area and 20.5 million KRW for the metropolitan area.


For the special supply, in the youth category, winners were selected by lottery among those with perfect scores of 9 points for priority supply and 12 points for remaining supply. In the newlywed couple category, the lottery was conducted among those scoring 9 points for priority supply and 11 points out of 12 points for remaining supply. In the first-time homebuyer category, all winners were selected by lottery.


SH Corporation plans to start construction of Godeokgangil 3rd Complex in May, aiming for the main subscription in August 2026 and move-in in March 2027. The main subscription will be a post-sale conducted when construction reaches 90% completion, allowing winners to decide whether to contract after actually inspecting the house.
