The real estate market in the surrounding area is buzzing with news that the world's largest semiconductor complex will be established in Yongin, Gyeonggi Province. This is because large-scale investments are expected to create jobs and increase demand for living close to workplaces, as well as bring positive ripple effects such as revitalizing the local economy.
On the 15th, the government announced its national advanced industry development strategy and the plan to create a national advanced industry belt at the 14th Emergency Economic and Livelihood Meeting. Through this announcement, it revealed plans to establish 15 national industrial complexes covering a total area of 40.76 million square meters to foster future advanced industries such as semiconductors and future vehicles, fully supporting corporate investments.
Among the detailed candidate sites, the Yongin area in the Gyeonggi region was selected. By 2042, five advanced semiconductor manufacturing plants focused on system semiconductors will be built here, and about 150 domestic and foreign materials, parts, and equipment companies are expected to move in. Once this Yongin cluster is established, it is anticipated to complete the world's largest 'semiconductor mega cluster' by linking existing production complexes, nearby companies, and Pangyo.
Currently, SK Hynix is investing 120 trillion won to build an advanced memory semiconductor cluster covering 4.15 million square meters in Yongin. Additionally, Samsung Electronics is investing 300 trillion won to establish an advanced semiconductor cluster spanning 7.1 million square meters, making Yongin a world-class advanced semiconductor belt.
Industry insiders believe that the selection of Namsa-eup, Cheoin-gu, Yongin as the world's top semiconductor belt is largely due to its locational advantages. This area is close to the Gyeongbu Expressway and SRT Dongtan Station, and is situated between Hwaseong and Pyeongtaek, existing semiconductor production bases, allowing for shared infrastructure.
Given this situation, demand is pouring into the real estate market in the areas expected to benefit. In particular, Namsa-eup and Idong-eup, the planned project sites and their vicinity, have been designated as land transaction permission zones from the 20th of this month until March 19, 2026. The Shin Residential Culture Town in Dongtan 2 New Town, adjacent to Namsa-eup, is considered the biggest beneficiary area.
A real estate expert said, "With the news that the world's largest semiconductor cluster will be established, Dongtan 2 New Town's Shin Residential Culture Town is being recognized as a practical beneficiary area, and inquiries for contracts in new complexes here are already pouring in. Compared to Namsa-eup, this area has well-established living infrastructure and many new apartments about to be sold, so it is a good idea for those considering buying a home or investing to pay attention to this area."
In fact, the Shin Residential Culture Town located in Dongtan 2 New Town offers convenient proximity to workplaces in Namsa-eup and has excellent accessibility to Seoul with SRT Dongtan Station within a 5 km radius. Additionally, large logistics centers such as Dongtan Logistics Complex and Coupang Dongtan Logistics Center are located within 2 km, making commuting convenient. It is also easy to access Dongtan Technovalley and Samsung Electronics Hwaseong and Giheung campuses.
Among these, ‘Dongtan Parkrix,’ built by Hyundai Construction, Gyeryong Construction Industry, Dongbu Construction, and Daebo Construction, is scheduled to launch sales for 660 units in Block A55 at the end of this month. Dongtan Parkrix consists of a total of 2,063 units across four blocks: Block A51-1 with 310 units, Block A51-2 with 414 units, Block A52 with 679 units, and Block A55 with 660 units. The buildings range from two basement floors to 20 floors above ground, with 44 buildings and unit sizes from 74 to 110 square meters.
It will be the largest new complex in the Shin Residential Culture Town and will be supplied at reasonable prices compared to surrounding market prices due to the application of the price ceiling system. The model house is currently open, and move-in is scheduled for July 2025.
