The area around Namsa-eup, Yongin-si, Gyeonggi-do, selected as a candidate site for the semiconductor-specialized national industrial complex (national industrial complex), is buzzing. In particular, as forecasts suggest the Namsa Complex New Town planned site as the candidate site, nearby real estate agencies are flooded with calls inquiring about investment and market prices.
According to real estate offices in Namsa-eup, Yongin-si, on the 17th, the planned site of Namsa Complex New Town (6.5 million square meters) in the areas of Tongsam-ri, Bongmyeong-ri, and Bongmu-ri is being considered as the candidate site for the semiconductor national industrial complex. This is because the site for the semiconductor national industrial complex, announced by the government to be about 7.1 million square meters, is only available at the Namsa Complex New Town planned site.
A representative of real estate agency A, specializing in land locally, explained, "Most of Namsa-eup has already been developed, and the only place where the semiconductor site of the scale announced by the government can be established is the Namsa Complex New Town planned site. The Namsa Complex New Town has been under development for a long time but was delayed due to various circumstances. Considering the site size and location, it perfectly matches the government's announcement."
The government has decided to develop Yongin, Gyeonggi Province, into a national high-tech industrial complex to create the world's largest semiconductor cluster. The real estate market near the Namsa Complex New Town planned site has been in turmoil since the government announcement. Real estate offices nearby have been overwhelmed with calls asking about investment and market prices, and customers have lined up to visit the site in person.
Residents of Namsa-eup and real estate agency officials unanimously said they did not expect this government announcement at all. A representative of real estate agency B said, "Since yesterday (the 15th) morning, calls have been pouring in, and in the afternoon, several people came to see the site. We are quite stunned by this unexpected announcement."
The Namsa Complex New Town planned site, considered a strong candidate locally, has been under a public development housing site project since 2008. At that time, Korea Land and Housing Corporation (LH) reportedly considered developing the area as an industrial complex and a residential area because it is close to Hwaseong Dongtan New Town and Osan city center, with many factory complexes nearby.
However, the project drifted for a long time due to liquidity deterioration caused by the 2009 global financial crisis, and currently, Yongin City is planning the Namsa Complex New Town project under the 'Yongin Urban Basic Plan 2035.'
Geographically, the Namsa Complex New Town planned site is known to be suitable for a semiconductor industrial complex. When Samsung Electronics built its Pyeongtaek campus, the area near Namsa Complex New Town in Yongin was considered a strong candidate site.
However, the Pyeongtaek water source protection zone has not yet been lifted, and it is known that a private construction company has already purchased a significant portion of the land around the Namsa Complex New Town planned site, making it challenging to designate the area as a semiconductor national industrial complex.
Meanwhile, the government and Yongin City are strictly keeping silent and focusing on security regarding the location where the semiconductor national industrial complex will be established. A representative from Yongin City's Semiconductor Division said, "We do not know about the selected national industrial complex area either. Since this is a sensitive issue, we cannot provide any answers at this time."
