Incheon City announced on the 9th that it plans to complete a survey by the first half of this year to assess the scale of damages caused by jeonse fraud.
It is known that Incheon is the first metropolitan local government to conduct a survey on jeonse damage status. In particular, the city decided to expand the survey scope not only to Michuhol-gu, where recent damages have been concentrated, but also to all districts and counties throughout Incheon.
The city will designate dedicated departments in each district and county to investigate properties owned by bad landlords confirmed through counseling data from the Jeonse Damage Support Center and media reports. Based on official documents such as certified copies of the register and lease reports, they will examine auction execution status and other factors to investigate the damage status.
The city plans to share the results of this survey with related organizations so that they can be used for system improvements and other purposes.
According to the city, the Jeonse Damage Support Center, which opened in Bupyeong, Incheon, last January, has conducted 532 on-site consultations with 341 people so far.
Additionally, last month, the city signed a business agreement with Korea Land and Housing Corporation (LH), Incheon Urban Corporation (iH), and Housing and Urban Guarantee Corporation (HUG) to provide emergency housing support. They secured 238 emergency support housing units, and two affected households have already moved in.
The emergency housing support allows residents to stay for six months, with a possible extension of up to two years. The rent is 30% of the market price without any deposit.
Meanwhile, the Ministry of Land, Infrastructure and Transport and Incheon City are conducting special inspections on 104 real estate agents who mediated jeonse contracts for victims. If violations are found, administrative actions will be taken.
