Approval of the Largest Noryangjin 1 District Project in Dongjak-gu Noryangjin

Noryangjin District 1, Noryangjin-dong 278-2 Area, 132,187㎡

Total of 2,992 households to be built, including 531 rental units and 2,461 sale units, in a building with 4 basement floors and 33 above-ground floors

Acceleration of the project to create a luxury residential complex with a total of 9,088 households across 8 zones in the Noryangjin Redevelopment Promotion District

Dongjak-gu (Mayor Park Il-ha) announced on the 8th that it approved the project implementation plan for the Noryangjin District 1 Housing Redevelopment Project (hereinafter Noryangjin District 1) on the 7th.

With Noryangjin District 1 being the last among the 8 zones in the Noryangjin Redevelopment Promotion District to receive project implementation plan approval, a green light has been given for the creation of a large-scale luxury residential complex with a total of 9,088 households.

In particular, as Noryangjin District 1 has passed the critical mid-point of the redevelopment project, it will now proceed with the full-scale project procedures for selecting a constructor and conducting appraisals within the year to establish the management disposition plan.

Additionally, based on past experience, to prevent potential future issues, the approval conditions include additional compliance measures such as ▲association operation and service contracts ▲prevention of increases in project and construction costs ▲tenant relocation measures.

Noryangjin District 1 covers 132,187㎡ in the area of Noryangjin-dong 278-2. It is located between Noryangjin Station on subway lines 1 and 9 and Jangseungbaegi Station on line 7, and is evaluated as an excellent location connecting Yeouido, Yongsan, and Gangnam. It is the largest among the 8 zones in the Noryangjin Redevelopment Promotion District.

The project will construct a total of 2,992 households, including 531 rental units and 2,461 sale units, in buildings ranging from 4 basement floors to 33 above-ground floors, along with ancillary and welfare facilities.

Last October, this zone was designated as the only ‘Special Architectural Zone’ within Noryangjin and announced, applying creative architecture and special exceptions to reflect specialized designs aimed at improving the urban landscape.

Furthermore, a central children’s park secured through public contributions and a pedestrian passage open to the public along the complex’s central axis will be created.

Along with this, various living infrastructures such as a resident autonomy center, a comprehensive childcare support town, and Seoul Citizen University within the public office building will be secured, contributing to convenient administrative services and improving the living standards of local residents.

Park Il-ha, Mayor of Dongjak-gu, said, “With this project implementation plan approval, the largest housing supply area in the center of Noryangjin will be created,” and added, “We will actively support the redevelopment project of Noryangjin administratively to ensure it proceeds swiftly.”

Jungnang-gu Operates ‘Housing Development Project Academy for Immediate Practical Use’

Jungnang-gu (Mayor Ryu Kyung-gi) held the first lecture of the ‘Housing Development Project Academy for Immediate Practical Use’ on the 7th to make the complex housing development projects easier to learn.

The ‘Housing Development Project Academy for Immediate Practical Use’ was established to provide practical knowledge and information to project leaders and executives of housing development sites to enhance expertise, prevent confusion and conflicts that may arise during project promotion, and increase the speed and transparency of the project.

The first lecture was held at 4:30 PM on the 7th in the small conference room on the 2nd floor of Jungnang-gu Office and will continue with a total of 15 lectures until November. Lectures are conducted 1 to 2 times per month for 2 hours each, targeting project leaders and executives.

Experts from various fields such as lawyers, accountants, appraisers, and judicial scriveners will serve as lecturers, covering basic and key step-by-step topics such as association establishment approval, feasibility review of redevelopment projects, and establishment and approval of management disposition plans.

Ryu Kyung-gi, Mayor of Jungnang-gu, said, “Housing development projects are difficult to understand due to the procedures and related laws, making it hard to acquire knowledge or information, so I ask for active participation from project leaders and executives in the academy,” and added, “I hope this academy operation will help facilitate smoother project promotion.”

Gwangjin-gu Introduces ‘QR Codes’ on Over 1,600 Road Name Address Building Number Plates This Year

Targeting building number plates needing installation or replacement maintenance... Scheduled for the first half of the year

Enables confirmation of current location and road name address, sending rescue request texts to 112 and 119, etc.

Gwangjin-gu (Mayor Kim Kyung-ho) will introduce QR codes on more than 1,600 road name address building number plates during the first half of this year.

The district conducts annual surveys and maintenance projects on address information facilities such as road name plates and building number plates. Where facilities are not installed, new ones are installed, and damaged or lost facilities are replaced. QR codes will be introduced on building number plates that are installed or replaced during this process.

By scanning the QR code on the building number plate, users can ▲check their current location and road name address on a map ▲send rescue request texts to 112 and 119 ▲connect to the National Disaster Safety Portal site. This enables accurate location identification and notification in emergencies, facilitating quick reporting and response, which is expected to greatly contribute to creating a safe city and maintaining residents’ safe lives.

Additionally, through the QR code, users can access the Gwangjin-gu website, the Address Information Nuri site, and the Real Estate Information Plaza. This will also make it much easier to check real estate-related information such as land, buildings, and urban planning, thereby improving convenience for residents.

The district plans to survey a total of about 2,700 address information facilities, including about 3,500 road name plates, 2,300 building number plates, and 300 object address plates, and replace about 1,600 of them with building number plates featuring QR codes during the first half of the year.

Last year, 143 lost or damaged building number plates were replaced with building number plates featuring QR codes.

Kim Kyung-ho, Mayor of Gwangjin-gu, said, “We plan to continuously implement QR code introduction along with address maintenance facility improvements, as QR codes play a major role in accurate location notification during emergencies,” and added, “We will do our best to ensure residents’ safety and convenience through advanced address information services.”

Jungnang-gu Launches Safety Inspections for Thawing Season

Safety inspections at a total of 429 sites including construction sites, steep slopes, and landslide-prone areas until the 24th

Establishing inspection plans by sector and conducting joint inspections with private experts

Jungnang-gu (Mayor Ryu Kyung-gi) has designated a ‘Special Safety Management Period for the Thawing Season’ until the 24th and is conducting safety inspections to create a disaster-free and safe city.

The district has selected 429 sites within the area and plans to conduct inspections tailored to the type and characteristics of the facilities. The purpose is to check the management status of cracks or falling rocks that may occur as underground moisture melts with rising temperatures and to prevent safety accidents.

The district will establish self-inspection plans by department and conduct inspections using sector-specific safety inspection checklists. To enhance the professionalism of inspections, joint inspection teams will be formed with related organizations and private experts.

On-site corrective actions will be taken immediately for issues that can be addressed on the spot, and in cases where serious defects or risk factors are found, urgent measures such as rapid repair and reinforcement, prohibition of use, or demolition will be implemented.

The target sites include ▲7 excavation and large construction sites ▲44 apartment complexes ▲25 steep slopes ▲11 landslide-prone areas ▲269 disaster-vulnerable facilities ▲57 road facilities, totaling 429 sites.

To prevent falling rock and collapse accidents, inspections will check for abnormalities in safety facilities such as rockfall prevention measures, ground subsidence, and facility damage. For construction sites, the adequacy of safety management facilities installation will be confirmed, and drainage maintenance and pavement condition of road slopes will be inspected, with prompt repairs for facilities requiring maintenance.

Additionally, during the inspection period, two excavation construction sites will undergo special inspections by the Seoul Safety Patrol.

Along with thawing season safety inspections, residents can report any discovered risk factors in local facilities via the ‘Safety Report’ application or the 120 Dasan Call Center.

Ryu Kyung-gi, Mayor of Jungnang-gu, said, “We will thoroughly inspect safety-vulnerable facilities and various structures in the area and prepare meticulously to protect residents from potential safety accidents,” and added, “We will continue to prioritize residents’ safety and do our best to create a disaster-free and safe Jungnang where residents can live with peace of mind.”
