On the 28th, due to the Ministry of Land, Infrastructure and Transport's increase in the standard construction cost, a rise in sale prices became inevitable for complexes approved for resident recruitment after March 1. As a result, buyers feeling the financial burden are turning their attention to pre-sold complexes with finalized sale prices.
The Ministry of Land, Infrastructure and Transport raised the upper limit of the standard construction cost by 2.05%, adjusting it from the previous 1,904,000 KRW per square meter to 1,943,000 KRW. The standard construction cost is a factor used to calculate the sale price of multi-family housing subject to the price ceiling system, reflecting construction material costs and labor expenses. The increase in the standard construction cost signifies a general rise in construction costs, making it inevitable for apartment sale prices to increase in all regions outside the price ceiling system.
Amid this, ‘Suwon I-Park City,’ offering reasonable prices in the metropolitan area, is attracting attention. The complex allows contracts specifying building and unit numbers on a first-come, first-served basis regardless of subscription savings account status, residential area, or homeownership, for those aged 19 and older.
Suwon I-Park City is a private urban development project spanning approximately 300,000 pyeong, comprising about 7,000 residential units including multi-family housing, mixed-use residential-commercial buildings, and detached houses, along with commercial facilities, public amenities, a library, and an ecological park. Renowned architect Ben van Berkel and leading Dutch landscape architect Roelof Bakker participated, transforming it into a differentiated eco-friendly design city.
Starting with complexes 1 and 3 on the east side of the site in 2009, and completing up to complex 12 with street-type commercial facilities, Suwon I-Park City will evolve into a vibrant new urban space in Suwon with a fully interconnected site. Especially, as detached houses, neighborhood living facilities, parking, and medical sites are continuously supplied within the Gwonsun district, residents can enjoy housing, leisure, culture, romance, and relaxation both inside and outside the complex all at once.
The complex secures a location where various living infrastructures in Suwon city can be enjoyed nearby, with convenient access to education and transportation.
The complex is within walking distance of Suwon Bus Terminal and Seryu Station on Line 1, making it a walkable transit-oriented development. It offers access to the Osan-Yongin Expressway Seryu IC (planned), GTX-C (planned), and once GTX-C opens at Suwon Station, residents will be able to travel quickly without transfers to Yangjae, Samsung Station, and other locations.
Notably, the Osan-Yongin Expressway project connecting Osan and Yongin cities is underway around the complex, and an 8.3 km section passing through downtown Suwon is planned to be constructed as a deep tunnel, which is expected to dramatically improve transportation convenience.
Nearby schools include Namsuwon Elementary, Gwonsun Middle, and Gokjeong High, with various university campuses such as Kyonggi University, Sungkyunkwan University, and Kyung Hee University clustered in the area. Additionally, academy districts like Yeongtong and Mangpo are close by, providing an excellent educational environment.
Living infrastructure such as E-Mart, NC Mall, movie theaters, and a planned street mall within the complex are established nearby, along with rare green spaces in the city like Jangdari Stream and Kkumirang Park. Furthermore, easy access to Dongtan 1 New Town, Suwon Hwaseong, and the Giheung Samsung Electronics complex supports a location ideal for living close to work.
Currently, the ‘Suwon I-Park City’ model house is offering consultations for apartments, officetels, and land for store-combined/general detached houses.
