Dong-A Membership Golf Course Prices for 4th Week of February
High Prices Rise Amid Shortage of Listings
"Strong Stable Trend to Continue for Now"
As the golf season intensifies, the market prices for golf course memberships continue to rise steadily. Amid an overall shortage of listings, ultra-high-priced memberships exceeding 1 billion KRW are also experiencing significant price increases.
According to the Donga Membership Trading Center on the 25th, the average membership price for 100 major golf courses nationwide this week is 228.87 million KRW, up 0.79% from the previous week. By price range, ultra-high-priced memberships rose 0.50%, high-priced 1.16%, and mid-priced 1.52%. Only the low-priced category fell by 0.15%. The Donga Membership Center explained, "Buyers who had been cautious at the end of last year are now flocking to the market as prices rebound with the spring season."
By region, the average price in the central region is 259.14 million KRW, a 0.71% increase compared to last week. Ultra-high-priced memberships such as East Valley and Vision Hills rose by 20 million KRW each, reaching 1.77 billion KRW and 1.48 billion KRW, respectively. The 88 course is trading at 258 million KRW, up about 8 million KRW from last week. Suwon and Giheung also saw continued buying interest, with prices rising 5 million KRW and 4 million KRW from the previous week to 190 million KRW and 245 million KRW, respectively.
Golf courses in the Yeoju area are also strong. Geumgang followed the buying demand, pushing the price up by 8 million KRW to 166 million KRW compared to last week. Ipo recorded a 1 million KRW increase to 35 million KRW. Moon Jong-seong, team leader at Donga Membership Center, predicted, "Prices in the central region will continue to rise through the spring season."
The average price in the southern region is 150.53 million KRW, up 1.17% from last week. Gaya, which had been in a downward trend for some time, formed a price of 165 million KRW, up 10 million KRW from the previous week, as strong buying demand entered amid a shortage of listings. Busan also saw prices rise by 15 million KRW to 365 million KRW as listings disappeared and asking prices increased. Mauna Ocean, which is heavily influenced by seasonal factors, is trading at 111 million KRW, up 2 million KRW as buying interest increased ahead of the season.
Lee Yun-hee, team leader at Donga Membership Center, stated, "The southern region membership market is also experiencing an overall shortage of listings," adding, "With increased buying inquiries, we expect the market to maintain a firm upward trend."
