Seongnam 'Taepyeong 3 District · Sinheung 3 District' Redevelopment Maintenance Zone Designation Seongnam City Hall

[Asia Economy (Seongnam) = Reporter Lee Young-gyu] Seongnam City in Gyeonggi Province announced on the 22nd that Taepyeong 3 and Sinheung 3 districts in Sujeong-gu have been designated and notified as redevelopment maintenance zones. These areas are redevelopment project zones promoted in the second phase following the first phase Sujin 1 and Sinheung 1 districts, according to the '2030 Seongnam City Urban and Residential Environment Maintenance Plan.'


The Taepyeong 3 district, located at 4580 Taepyeong-dong, Sujeong-gu, was designated as a maintenance zone covering an area of 124,989㎡. According to the land use plan, complex public facilities including apartment housing (94,627㎡), parks, parking lots, educational research, facilities for the elderly and children, and sports facilities will be developed.


The Sinheung 3 district, located at 2890 Sinheung-dong, Sujeong-gu, was designated as a maintenance zone covering an area of 153,218㎡. This area will have apartment housing (105,875㎡), residential-commercial complexes (9,383㎡), parks, green spaces, parking lots, a district administrative welfare center, youth counseling welfare center, care center, and a public art creation center among other complex public facilities.


Both areas are subject to a building coverage ratio of 50% or less and a permitted floor area ratio of 265% or less.


The project implementer is Korea Land and Housing Corporation (LH), which requested a preliminary feasibility study from the Korea Development Institute (KDI) for public enterprises and quasi-governmental institutions, and the designation will be decided based on the results.


Seongnam City plans to promote a Seongnam-type redevelopment project combining residential, cultural, and living social overhead capital (SOC) to create a pleasant and high-quality residential environment.


Since the 2000s, the city has been promoting redevelopment projects targeting a total of 11 districts in the old downtown area.


Among the target districts, Jung 1 district and Geumgwang 1 district completed redevelopment projects last year, with 2,411 and 5,320 households moving in, respectively. This year, 4,774 households will move into Sinheung 2 district (210,733㎡).
