[Asia Economy Reporter Ryu Tae-min] The Jeonnong Woosung Apartment in Jeonnong-dong, Dongdaemun-gu, Seoul, which was completed 31 years ago, is accelerating its reconstruction project. The atmosphere is growing optimistic as it passed the preliminary safety inspection, considered the 'first gateway' for reconstruction.
According to the maintenance industry on the 16th, Jeonnong Woosung Apartment received notification from Dongdaemun-gu Office on the 15th that it passed the preliminary safety inspection for reconstruction. This complex requested the preliminary safety inspection from Dongdaemun-gu in October of last year after the government announced the easing of reconstruction safety inspection regulations.
The reconstruction safety inspection proceeds in the order of preliminary safety inspection → first detailed safety inspection → second detailed safety inspection (appropriateness review). To proceed with reconstruction, the complex must receive a grade of D or lower among grades A to E. This complex has thus passed the preliminary safety inspection, the first gateway for the reconstruction project.
Completed in 1992, Jeonnong Woosung is a mid-rise apartment complex with a maximum of 15 floors above ground, consisting of 15 buildings and 1,234 households. The complex is composed of units ranging from 44 to 126 square meters (exclusive area). The floor area ratio is 228%, and the building coverage ratio is 19%.
The light rail Myeonmok Line is planned to pass north of the complex. The Myeonmok Line, passing through Myeonmok-dong, connects Sinnae Station, where Subway Line 6 and the Gyeongchun Line run, and Cheongnyangni Station, where Line 1, Gyeongui-Jungang Line, and Suin-Bundang Line stop. The Myeonmok Line has been undergoing a government preliminary feasibility study since October last year, and if construction proceeds as scheduled, it is expected to open around 2030.
In addition, the Jeonnong-dong area is accelerating maintenance projects such as reconstruction and redevelopment. The nearby Jeonnong 9 District was selected as a public redevelopment candidate site last year and, with administrative support from Seoul City and Dongdaemun-gu, completed preliminary planning in July last year, the first among new public redevelopment candidate sites. This district will feature 297 households and auxiliary welfare facilities in buildings ranging from two basement floors to 30 floors above ground.
