Gyeryong Construction's 'Eliph Asan Tangjeong' Sees Continued Contracts Due to Significant Relaxation of Residency Qualifications

Gyeryong Construction's 'Eliph Asan Tangjeong' Sees Continued Contracts Due to Significant Relaxation of Residency Qualifications

Due to the government's 1.3 real estate measures and the resulting large-scale deregulation, the eligibility criteria for residents of ‘Eliph Asan Tangjeong,’ currently being sold in Asan City, Chungnam, have been significantly relaxed, attracting attention. The existing eligibility requirements for residents have aligned with the government's real estate deregulation, drawing interest from both actual buyers and investors.


First, the resale restriction period has been greatly reduced. Eliph Asan Tangjeong falls under non-metropolitan public land (subject to price ceiling regulations), so the resale restriction period has been drastically shortened from 3 years to 1 year, and resale before registration is also allowed. In particular, the easing of resale restrictions is part of the amendment to the Housing Act Enforcement Decree, which is scheduled to begin immediate revision in March.


Additionally, anyone aged 19 or older residing in Korea can sign a contract regardless of subscription savings account, home ownership status, or income level. Furthermore, since the asset ownership criteria and regional restrictions?previously limited to applicants residing in Cheonan and Asan areas?have been relaxed, it is expected that demand from waiting buyers will increase.


That is not all. Previously, applicants had to maintain the qualification of a household member without a home and meet asset criteria (real estate worth 215.5 million KRW, automobiles worth 35.57 million KRW) until move-in, but now the requirements to maintain the qualification of a household member without a home and asset ownership criteria are completely abolished. In particular, the re-winning restriction, which previously applied for up to 10 years, will also be lifted.


These relaxed eligibility measures have opened new opportunities not only for actual buyers but also for investors who already own homes. Accordingly, interest is growing in ‘Eliph Asan Tangjeong,’ a private-participation public housing project subject to the price ceiling regulation.


An industry insider said, “Despite the nationwide real estate downturn, inquiries about contracts for Eliph Asan Tangjeong, a beneficiary complex due to government deregulation, are continuing,” adding, “Especially since it is presented by the Gyeryong Construction consortium, it is expected that contracts will close quickly based on specialized designs that enhance residential satisfaction and the symbolic value of ‘Eliph,’ introduced for the first time in Asan City.”


Eliph Asan Tangjeong is an apartment with the ‘Eliph’ brand name from Gyeryong Construction, a leading domestic construction company. It consists of a total of 682 households with floor plans ranging from 74 to 84㎡, which are highly preferred by buyers, mainly south-facing designs, and a 4-bay slab-type structure.


Gyeryong Construction has ranked first in domestic public construction orders for four consecutive years from 2016 to 2019 and continues to achieve successful sales nationwide based on over 50 years of construction expertise. In addition, it plans to showcase Gyeryong Construction’s unique specialized designs, including a spacious central plaza and community facilities for residents.


Eliph Asan Tangjeong boasts abundant demand from industrial complexes such as Asan Display City Phase 1 and Samsung Display Asan Campuses 1 and 2. According to the Korea Industrial Complex Corporation, about 17,285 people were employed here as of the first quarter (January to March) of last year, and Asan Display City Phase 2 is under development with a target completion in 2024.


Transportation conditions are also excellent. Cheonan Asan Station (KTX, SRT), Asan Station (Line 1, Janghang Line), and Tangjeong Station (Line 1) are all located within a 2 km radius, and the Chungnam Dangjin?Cheonan Expressway is under construction, scheduled to open in December 2025. Additionally, the Cheonan?Cheongju International Airport double-track railway project, connecting Cheonan Station on the Gyeongbu Line and Cheongju International Airport, has passed the preliminary feasibility study and is expected to be completed in 2029, further enhancing transportation convenience.


Living infrastructure is also solid. There is a kindergarten and a planned site for Asan Segyo Elementary School right in front of the complex, and a planned middle school site is within 300 meters. Around Cheonan Asan Station, facilities such as Homeplus, E-Mart Traders, Galleria Department Store, and Asan Hospital are available, promising convenient living.
