As the government relaxes regulations on non-priority subscription, investment demand is expected to revive, prompting genuine buyers to rush to secure flagship apartments in their regions.
On the 26th, the Ministry of Land, Infrastructure and Transport announced that it will abolish both the residency and non-homeownership requirements for non-priority subscriptions, as announced in the November 10 and January 3 measures. Once the amendment takes effect at the end of February, homeowners will be able to participate in so-called "zumzup" non-priority subscriptions regardless of their place of residence. In response, proactive buyers are already scouting for prime complexes.
An industry insider said, “With the relaxation of eligibility requirements for non-priority subscriptions, applications will be possible nationwide without distinction between homeowners and regions, leading to a concentration of demand in landmark complexes representing each area. For genuine buyers hoping to own a home, now, just before the regulation easing, is the optimal time to secure flagship apartments in their regions.”
Given this situation, attention is turning to ‘Dunsan The Sharp Eliph,’ a representative complex in Daejeon. This is because contracts specifying building and unit numbers are being conducted due to occurrences such as some contract disqualifications. It is also reported that inquiries from investors have increased recently due to the resale restriction period being shortened from three years to six months. Accordingly, a sales official of Dunsan The Sharp Eliph stated that they are considering a large-scale nationwide non-priority subscription campaign at the time the amendment is implemented.
Dunsan The Sharp Eliph is located in Yongmun-dong, Seo-gu, Daejeon, and is planned as a large complex consisting of 23 buildings with a total of 2,763 households, ranging from three basement floors to a maximum of 33 floors above ground. It is a large-scale complex situated in the highly preferred Dunsan living area in Daejeon, featuring differentiated community facilities and the brand power of The Sharp, attracting high interest from buyers.
It is only a 3-minute drive to Lotte Department Store, and residents can enjoy abundant living infrastructure such as Galleria Department Store, Homeplus, and E-Mart. Convenience facilities and government offices such as Chungnam National University Hospital, Catholic University Daejeon St. Mary’s Hospital, Daejeon City Hall, Daejeon District Court, and the Government Complex Daejeon are also easily accessible.
The complex offers excellent educational conditions with many schools including the assigned elementary school Tanbang Elementary (subject to change due to Ministry of Education policy changes; establishment of an elementary school on the school site within Complex 3 is undecided), Munjeong Middle School, Tanbang Middle School, and Samcheon Middle School, as well as convenient access to the Dunsan academy district. A school site is also planned within the complex.
Access to and from the complex is easy via National Route 32, which borders the complex, and it is a station-area location within walking distance of Yongmun Station on the Daejeon subway. In addition to metropolitan railways such as KTX Seodaejeon Station and Daejeon Station, highway access is convenient via the Gyeongbu Expressway and the Honam Expressway branch. The first phase of the Chungcheong metropolitan railway project, connecting 35.4 km from Gyeryong in Chungnam to Sintanjin in Daejeon, and the urban railway Line 2 tram are underway, promising further improvements in transportation.
The pleasant residential environment is another advantage. Yudeungcheon Stream flows alongside the complex, and Jungchon Citizen’s Park and Namsun Park are nearby. Residents can also enjoy various park facilities such as Saemmeori Park and Galma Park near Daejeon City Hall, as well as the Government Complex Daejeon Nature Yard.
The complex design befitting the ‘The Sharp Eliph’ brand also stands out. It is designed mainly with south-facing units favorable for lighting and ventilation, featuring 4-bay slab-type and tower-type layouts. Some unit types offer free all-in-one dressing rooms and alpha rooms. Spacious kitchen layouts including ‘ㄱ’-shaped kitchens and island countertops will also be introduced.
Furthermore, POSCO Construction’s exclusive smart home service AiQ TECH is installed, allowing real-time monitoring of playgrounds and school zones within the complex. It also offers features such as automatic door recognition, automatic elevator calling with resident floor auto-connection, and sterilizing lighting inside elevators.
