"Turning Crisis into Opportunity" Demand for Financial Benefits Draws Attention to 'Geoje Hanshin The Hue'

"Turning Crisis into Opportunity" Demand for Financial Benefits Draws Attention to 'Geoje Hanshin The Hue'

New apartment complexes offering fixed contract deposits and interest-free benefits on interim payments are gaining great popularity among buyers. Thanks to various financial benefits that reduce the initial financial burden, many buyers consider this an appropriate investment opportunity to secure future value before the market turns upward.

According to the real estate industry, recently, housing complexes that have introduced financial benefits such as switching to fixed contract deposit payments and providing interest-free interim payments, which usually amount to 60% of the sale price, are steadily gaining popularity in the sales market.

The fixed contract deposit system involves paying a set amount of 10 to 20% of the sale price as the first payment, typically between 10 million to 20 million KRW, significantly lowering the initial financial burden.

A real estate industry expert said, “More buyers are moving quickly, seeing the crisis as an opportunity,” adding, “It is necessary to pay attention to complexes where one can secure a home or invest relatively safely without additional financial burdens.”

‘Geoje Hanshin The Hue,’ located in the Ajoo-dong area of Geoje-si, Gyeongnam, is attracting attention as a complex that lowers the initial financial burden by offering various financial benefits. Geoje Hanshin The Hue provides a first contract deposit of 10 million KRW, a fixed 5% contract deposit (with the remaining 5% as an interest-free loan), interest-free full interim payments, and free air conditioners (2 units) for some units on a first-come, first-served basis. With only a contract deposit in the 10 million KRW range, there is no additional financial burden until move-in, drawing interest from both actual buyers and investors. The complex also introduced a ‘Contract Condition Assurance System’ that guarantees the same contract conditions to existing buyers even if contract terms change in the future.

The complex consists of 6 buildings ranging from 2 basement floors to 25 floors above ground, with a total of 547 apartments of 84㎡ and 99㎡ exclusive areas. By unit size, it includes △84㎡A 157 units △84㎡B 122 units △84㎡C 123 units △99㎡A 72 units △99㎡B 73 units, mainly composed of popular medium-to-large types.

Geoje Hanshin The Hue is also highly preferred as a one-stop complex with excellent living infrastructure and educational conditions. Naegok Elementary School is located right in front of the complex, providing a safe commuting environment. It is also close to Daewoo Elementary School, the only private elementary school in Geoje-si, and the prestigious Geoje Middle and High Schools, offering excellent educational environments. Through a contract with the leading domestic education brand Jongno M School, premium educational services will be provided within the complex with a 50% tuition discount for two years. Additionally, within a 1.5 km radius, there are convenience facilities such as supermarkets, banks, hospitals, and academies, including a commercial district centered on neighborhood businesses, making daily life convenient.

Furthermore, Geoje Hanshin The Hue boasts proximity to workplaces, making it attractive not only to actual buyers but also to rental demand. The complex is about a 5-minute drive from Okpo National Industrial Complex, where Daewoo Shipbuilding & Marine Engineering’s Okpo Shipyard is located, employing over 30,000 workers, enabling quick commutes. Samsung Heavy Industries’ Geoje Shipyard in Jukdo National Industrial Complex, also with over 30,000 employees, is about a 15-minute drive away. Moreover, with Hanwha Group, ranked 7th in the business world, signing the main contract to acquire Daewoo Shipbuilding & Marine Engineering, job opportunities are expected to increase, leading to a surge in housing demand.

Geoje Hanshin The Hue is considered an optimal residential area with excellent transportation networks. Through the nearby Songjeong IC, it is convenient to travel to Busan, Changwon, Gimhae, Tongyeong, and other metropolitan areas. The complex also enjoys access to all living zones within Geoje-si via Ajoo Tunnel, Geoje-daero, and National Road No. 14. Additionally, the confirmed construction of a bypass road before entering Ajoo Tunnel on National Road No. 14 is expected to further improve transportation conditions.

The complex is also expected to benefit from the development of the Gadukdo New Airport. The Ministry of Land, Infrastructure and Transport’s pre-feasibility study for the Gadukdo New Airport, completed in April last year, included plans for the Southern Inland Railway-Gadukdo New Airport connection, a new expressway from Geoje to the new airport, and a maritime section of National Road No. 5 between Geoje and Masan. These projects aim to enhance accessibility to the Southeast Regional New Airport being built on Gadukdo, which is directly connected via the Geoga Bridge. Among the 18 cities and counties in Gyeongnam, Geoje-si, being the closest to Gadukdo New Airport, is expected to gain even greater prominence.

At the Geoje Hanshin The Hue model house, a roulette event is currently underway, offering prizes to visitors.
