[Asia Economy Reporter Kim Min-young] The consortium of DL E&C and Chungcheongnam-do Development Corporation will conduct unit designation contracts for the remaining units of ‘e-Pyeonhansesang Tangjeong First Dream’ supplied in Tangjeong District, Asan-si, Chungnam, on the 4th of next month.
The unit designation contract can be made regardless of whether the applicant has a subscription savings account, residency restrictions, or home ownership, as long as they are 19 years or older. Accordingly, it is expected that there will be high interest from the waiting demand who could not participate in the subscription due to relatively strict eligibility requirements as it was originally a private-participation public sale apartment. Due to the government’s 1·3 real estate measures, the resale restriction period, which was up to 4 years, is expected to be reduced to 1 year, thereby lessening the burden caused by regulations.
A sales official said, "Since the announcement of the 1·3 real estate measures, inquiries about contracts have increased significantly," adding, "Inquiries are continuing nationwide as the resale restriction regulations are expected to be eased, including demand that could not participate in the main subscription due to relatively strict subscription requirements."
This complex, located in Block 2-A10 of Asan Tangjeong District, Baebang-eup, Asan-si, Chungcheongnam-do, consists of 9 buildings ranging from 2 basement floors to a maximum of 29 floors above ground, with a total of 893 households of 84㎡ exclusive area.
e-Pyeonhansesang Tangjeong First Dream is a private-participation public sale apartment built on public land, and the price ceiling system is applied, so it is supplied at a relatively reasonable price compared to surrounding market prices.
Based on the actual transaction price by the Ministry of Land, Infrastructure and Transport, the ‘Handeul Mulbit City Ziwell City Central Prugio Phase 2 (moved in January 2022)’ located in Tangjeong District, with an exclusive area of 84㎡, was traded at 770 million KRW in January this year, making the price of e-Pyeonhansesang Tangjeong First Dream set at up to 300 million KRW cheaper.
The move-in for e-Pyeonhansesang Tangjeong First Dream is scheduled for January 2025.
