LH to Conduct Public Pre-Sale for Goyang Changneung Shared-Type Housing from February 6 with 'Reasonable Prices and Ultra-Low Interest Benefits'

LH (Korea Land and Housing Corporation) will begin pre-application for 877 public sale nanum-type units in Goyang Changneung S3 Block, adjacent to Seoul's Mapo and Eunpyeong districts, starting Monday, February 6.


The newly supplied public sale nanum-type is one of the changed subscription systems under the Yoon Seok-yeol administration's “500,000 Public Housing Supply Plan,” aimed at supporting young people and newlyweds in securing their own homes. The nanum-type is characterized by setting the sale price at 70% or less of the market price, significantly enhancing opportunities for home ownership. Additionally, low-interest loans ranging from 1.9% to 3.0% are supported up to 500 million KRW, providing practical assistance to young people and others with relatively low income and assets.


Goyang Changneung, where the supply is planned, is only 0.7 km from the boundary of Eunpyeong-gu in northwest Seoul, offering excellent accessibility to Seoul. It is praised for its superior transportation network, with the Seoul-Munsan Expressway and Gyeongui-Jungang Line passing through, and convenient access to Subway Line 3. Notably, from 2024, the GTX-A Line is scheduled to open sequentially, and Changneung Station (tentative name) will be established. Once the GTX-A Line opens, it will take about 10 minutes to travel from Changneung Station (tentative name) to Seoul Station.


The excellent living infrastructure and natural environment of Goyang Changneung are also noteworthy. Large complex shopping malls such as Starfield Goyang, Lotte Outlet Goyang, and IKEA Goyang are concentrated nearby. The surrounding area includes Bukhansan National Park and Mangwolsan Mountain, allowing residents to enjoy a pleasant natural environment.


The locational advantages of Goyang Changneung have already been verified in the subscription market. In the pre-application conducted last July, Goyang Changneung S4 Block recorded the second-highest subscription rate with 25,053 applications for 941 units, following Namyangju Wangsuk A6 Block.


The pre-application complex supplied this time is S3 Block in Goyang Changneung. It is relatively close to the newly planned GTX-A Line Changneung Station (tentative name), and convenience of living is expected to be good with parks and elementary schools being established around the complex.


Although the real estate market has entered a slump due to rising interest rates, Goyang Changneung S3 Block is expected to attract significant interest among prospective applicants in the metropolitan area because of its excellent transportation and living infrastructure, prices lower than market value, and availability of low-interest financial support.


Meanwhile, the pre-application for Goyang Changneung S3 Block targets 877 public sale (nanum-type) units, with special supply scheduled from February 6 to 10 and general supply from the 13th to the 17th.
