‘Geoyeosaemaeul District’ to Supply 1,654 Housing Units … Targeting Construction Start in 2025
Reborn as a Large-Scale Residential Complex with a Floor Area Ratio of 273.63% and up to 35 Floors through Zoning Upgrade
[Asia Economy Reporter Park Jong-il] Songpa-gu (Mayor Seo Gang-seok) announced that the ‘Geoyeosaemaeul District (area 549, Geoyeo-dong, Songpa-gu)’ near Geoyeo Station has been the first among Seoul’s public redevelopment candidate sites to be officially designated as a redevelopment zone.
Last December, the designation of Geoyeosaemaeul as a redevelopment promotion zone and the promotion plan (draft) were approved by the Seoul Metropolitan Government’s Urban Redevelopment Authorization Subcommittee. With this official designation, the Geoyeosaemaeul District will be reborn as a large apartment complex with 1,654 households and a maximum height of 35 floors.
Since finalizing the preliminary planning proposal in September 2022, the Geoyeosaemaeul District quickly completed the drafting procedures, including public consultation with residents, in just over three months. Among Seoul’s public redevelopment candidate sites, Geoyeosaemaeul is the first to pass Seoul’s review, and it is regarded as a case where the period required for redevelopment zone designation was drastically shortened through Songpa-gu’s proactive administration.
Until now, the Geoyeosaemaeul District has been a representative aging low-rise residential area in Songpa, located between Geoyeo Station on Subway Line 5 and the Wirye New Town development area. Due to the majority being classified as Type 1 General Residential Area, the floor area ratio was low, causing difficulties in project promotion.
According to the redevelopment promotion plan (draft) officially designated this time, the zoning will be upgraded from Type 1 Residential Area to Type 2 General Residential Area, raising the floor area ratio to 273.63%. As a result, a large-scale residential complex with a total of 1,654 households and a maximum height of 35 floors will be created in Geoyeosaemaeul.
Among these, 468 units will be supplied as public housing. The plan includes 294 units sized 59?84㎡ preferred by 3?4 person households, and 174 units sized 39?49㎡ for 1?2 person households.
Additionally, social welfare facilities donated within the district will be utilized to build essential complex public facilities for the community, such as elderly welfare centers, daycare centers, multipurpose sports facilities, and Seoul-style kids cafes, providing comprehensive social welfare services.
The district explained that Geoyeosaemaeul, once considered the most underdeveloped area among the three Gangnam districts, will transform into a pleasant and livable premium residential complex through Songpa-gu’s swift public redevelopment project promotion.
Seo Gang-seok, Mayor of Songpa-gu, stated, “The ‘Geoyeosaemaeul District,’ the first among Seoul’s public redevelopment candidate sites to be officially designated, is a significant example demonstrating the core project of the 8th term administration, ‘Rapid Promotion of Redevelopment and Reconstruction.’ We will continue to actively communicate with residents and closely coordinate with Seoul city and related ministries to ensure the smooth progress of redevelopment projects in the Geoyeo and Macheon areas.”
