Cheongnyangni Miju Designated as a Single Maintenance Zone... 1,370 Households Reborn

[Asia Economy Reporter Kim Hyemin] The 44-year-old Miju Apartment in Cheongnyangni, Dongdaemun-gu, Seoul, will be redeveloped into 1,370 housing units. Although originally designated as two separate maintenance zones due to being divided by a road, it has now been designated as a single maintenance zone considering it is one residential complex.


Seoul City announced on the 22nd that it held the 14th Urban Planning Committee meeting on the 21st and approved the revision of the basic reconstruction plan and the designation and landscape review of the maintenance zone for Cheongnyangni Miju.

Miju, located at 235-1 Cheongnyangni-dong, Dongdaemun-gu, is near Cheongnyangni Station, where Subway Line 1, Gyeongui-Jungang Line, and Bundang Line pass. It is an old apartment complex consisting of 8 buildings and 1,089 households, completed in 1978. The apartment complex is separated by a 20-meter-wide urban planning road, and was designated as two maintenance zones under the 2010 Urban and Residential Environment Maintenance Basic Plan.


Through this review, Miju will be transformed into 10 buildings with 1,370 households. Public housing will consist of 162 units with various sizes such as 45, 59, 69, and 79 square meters of exclusive area. Additionally, a public pedestrian passage will be created to facilitate access between the complex and Cheongnyangni Station, and public meeting rooms, experience workshops, and study rooms will be placed around the public pedestrian passage to be open to local residents. Plans for public contributions such as roads and parks will also be reflected to improve the residential environment of the surrounding area.


Yoo Chang-soo, Director of Housing Policy at Seoul City, stated, "Once the reconstruction of Cheongnyangni Miju Apartment is completed, it is expected that the residential environment around Cheongnyangni Station will be greatly improved along with the nearby Cheongnyangni Redevelopment Promotion District under development."


At the same time, the city also approved the revision of plans to build sports facilities (swimming pool, multipurpose gymnasium, etc.) within Banpo Retention Basin in Seocho-gu. This plan involves partially covering the Banpo Retention Basin area, which has been used as Banpo Sports Complex since 2005, to construct a complex sports facility. In this review, the need for additional public sports facilities and residents' opinions were reflected by increasing the covered area to expand the building area, while reviewing residents' accessibility and convenience within the range that does not impair the retention basin's flood control function.


The urban planning facility decision for the new Yongsan Police Station was also conditionally approved. With this decision, the Yongsan Police Station, a five-story building completed in 1979, will be rebuilt from two basement floors to seven above-ground floors by 2024. The city plans to demolish the existing retaining walls surrounding the police station and install public open spaces and sidewalks in front of the building. A condition was added to review plans to widen the road in front of the site during the building planning stage.
