Just as there are ‘leading stocks’ for each stock item, there are also ‘leading brand apartments’ by region. The brand of a leading apartment is highly preferred by local residents in the area.


In Pyeongtaek City, Gyeonggi Province, where large-scale investments have continued, the ‘Hillstate’ brand apartments dominate the western area. ‘Hillstate’ is a well-established ‘big brand’ with numerous awards, including No. 1 in the Korea Brand Star multi-family housing category (2022, Brandstock), No. 1 in apartment brand power for three consecutive years (2019?2021, Dr. Apartment), and No. 1 in brand reputation index for 45 consecutive months (2019?2022, Korea Corporate Reputation Research Institute).


The popularity of ‘Hillstate’ in the West Pyeongtaek area has already been proven by numbers. The ‘leading apartments’ in the current West Pyeongtaek residential belt, including the Hyeonhwa District and Songdam District, are ‘Hillstate Songdam,’ which has firmly established its position as the region’s ‘leading complex.’ This area, which began occupancy in the second half of 2016, saw the highest actual transaction price for an 84㎡ unit reach 610 million KRW in May this year. This is about double, or 300 million KRW higher, than the highest transaction price of 312.5 million KRW recorded in May 2020, two years ago.


Just 3 km in a straight line from ‘Hillstate Songdam,’ which leads the apartment prices in the West Pyeongtaek residential belt, a new Hillstate apartment is being constructed. It is being developed in the nearby ‘Hwayang District,’ which is planned to be connected to Hyeonhwa District and Songdam District by a six-lane and a four-lane road in the future.


Hwayang District is located between the major industrial complexes near Pyeongtaek Port and the planned Anjung Station, which is expected to be a stop for the KTX high-speed train. It is the largest private-led urban development project in Korea, planned on a site of approximately 2.79 million square meters, accommodating about 20,000 households and more than 50,000 residents. It is expected to become a development axis of Pyeongtaek City along with the Godeok International New City.


In the 5BL (block) area of Hwayang District, Hyundai Engineering is preparing to launch sales of the ‘Hillstate Pyeongtaek Hwayang’ apartments in December. As the first ‘Hillstate’ brand apartment in Hwayang District, it will be a large complex consisting of 14 buildings from two basement floors to 31 floors above ground, with a total of 1,571 units ranging from 72 to 84㎡ in exclusive area. All units are primarily south-facing, and most are composed of the ‘Gukpyeong (National Standard Size)’ 84㎡ units.


‘Hillstate Pyeongtaek Hwayang’ is considered the most accessible complex within Hwayang District, located along National Road No. 38. As a large complex of 1,571 households occupying the ‘first position’ in Hwayang District, there is strong anticipation for it to become a ‘landmark.’


There are many transportation benefits nearby. The planned Anjung Station, where the Seohae Line (planned) and Poseung-Pyeongtaek Line (planned) will connect, is close to the complex. In particular, the Seohae Line is planned to connect with the Gyeongbu High-Speed Line (KTX), making it possible to reach the Seoul area in about 40 minutes. The nearby Poseung IC (planned) will also facilitate easy access to the Second Seohaean Expressway.


The residential environment is also excellent. At ‘Hillstate Pyeongtaek Hwayang,’ elementary, middle, and high school planned sites are all within walking distance. While it is close to neighborhood parks that support residents’ comfortable ‘eco-life,’ it maintains a reasonable distance of about 1.5 km in a straight line from the central commercial area, hospitals, and public office sites, where a large number of people are expected to gather.


The sales conditions are favorable as well. During subscription, benefits such as ‘non-regulation premium,’ ‘fixed contract deposit,’ and ‘interest-free interim payment loans’ will be provided. Capital gains tax exemptions are available without a residence obligation, and there are no heavy tax regulations for multi-homeowners. Applications are possible nationwide regardless of residence area, and the maximum LTV (loan-to-value ratio) is 70%, higher than regulated areas. Especially, the interest-free interim payment loan benefit means no additional financial costs will be incurred on interim payments until move-in, significantly reducing the financial burden.


‘Hillstate Pyeongtaek Hwayang’ is currently operating a model house.
