Scoring Based on Period of No Homeownership and Number of Dependents

[Asia Economy Reporter Lim Juhyung] Buyers line up for apartments in prime locations. This is why dozens of applicants flock to a single apartment unit announced for sale each year. Popular apartments sometimes boast competition rates of hundreds to one. The subscription score is a system that ranks housing winners in this fierce sales market by scoring applicants based on various conditions such as home ownership status and number of dependents.
Applicants for housing subscription enter their subscription score when submitting their application. The subscription score is calculated by assigning points according to the applicant's circumstances to produce a total score. Applicants with higher scores have a better chance of succeeding in the first-priority subscription application.
There are three categories for the subscription score. They are the applicant’s ▲period of no home ownership (up to 32 points), ▲number of dependents (up to 35 points), and ▲subscription account membership period (up to 17 points). The total maximum score is 84 points.
The period of no home ownership is the duration during which all members registered on the resident registration certificate do not own a home. Points are awarded starting from less than 1 year (2 points), increasing by 2 points for each additional year, up to a total of 32 points after 15 years. Dependents are scored from 0 persons (5 points) up to 6 or more persons (35 points), with 5 points added per person. The subscription account membership period is scored from less than 6 months (1 point) up to 15 years or more (17 points), with 1 point added per year. In other words, the longer the applicant’s household has not owned a home, the more dependents they have, and the longer they have held a subscription account, the higher their score.

Among these, the period of no home ownership is calculated from the day the subscription account holder turns 30 years old, so care must be taken when calculating the score. In cases where the applicant married before turning 30, the date registered on the marriage certificate is used as the reference date.
Also, dependents include household members listed on the same resident registration certificate as the applicant, including spouse, direct ascendants, and direct descendants. Direct ascendants must have been registered on the same resident registration certificate for at least 3 years and must not own a home. Direct descendants include only unmarried children under 30 years old.
The more popular the housing, the higher the winning score. According to the real estate big data platform 'Real Estate R114,' the average winning subscription score for apartments in Seoul last year was 62 points. However, this year, due to the cold wave in Gyeonggi Province, the sales market seems to be slowing down. The minimum winning subscription score for 'Dunchon Jugong,' the largest reconstruction complex in Seoul’s Gangdong-gu, was only 20 points.
