Recently, as various factors such as interest rate hikes and concerns about an economic downturn have dampened buying momentum, the real estate market has continued to stagnate, and officetels are also undergoing a process of "sorting the wheat from the chaff" in the sales market. In particular, complexes with good living infrastructure, prime locations, or convenient transportation near major subway stations continue to attract demand, deepening the polarization trend.

A real estate expert stated, “Recently, complexes located near subway stations not only offer convenience in daily life but also promise increased premiums, making them highly popular not only among actual users but also investors based on abundant demand. Especially in the metropolitan area, the entire region is densely connected by subway lines, with areas around subway stations developing as key hubs. It is expected that not only commuters but also those who do not frequently use the subway will gather near these stations due to the development of surrounding infrastructure. As most demand prefers ‘station areas,’ there is currently a concentration of demand near subway stations, and for ultra-station complexes within a 1-2 minute walk, real estate values are bound to rise continuously,” he said.

Among these, the officetel ‘Guui Station Eternel Beyond,’ boasting an ultra-station location right in front of Guui Station on Line 2, scheduled for supply within this year, is attracting significant attention from buyers.

The ‘Guui Station Eternel Beyond’ officetel near Line 2 Guui Station will be developed on a scale from basement level 1 to 19 floors above ground, consisting of 80 officetel units and neighborhood living facilities. It offers a maximum exclusive area of 48.65㎡, providing higher space efficiency and usable area compared to small apartments and general officetels. The specialized design considers optimal space utilization and living flow, enhancing convenience and space efficiency, and it is designed with rare small-to-medium-sized units.

The excellent transportation location stands out. Based on the ultra-station location just a 10-second walk from Line 2 Guui Station, it boasts outstanding accessibility to Line 7 Konkuk University Station and Line 2 Gangbyeon Station (Dong Seoul Terminal). Additionally, through Gangbyeonbuk-ro and Olympic-daero, the main arteries of Seoul, it is convenient and fast to travel anywhere in Seoul, including Gangnam, Gangbuk, Gangseo, and Gangdong areas. It is possible to reach Gangnam and Songpa within 10 minutes, allowing residents to enjoy the Gangnam living zone.

Moreover, abundant development benefits are expected to add future value premiums. Notably, the KT site complex development project near Guui Station, which began construction in February last year, aims for completion in December 2024. On a total site area of 78,147㎡, large-scale complex facilities including the Gwangjin new office building, 1,363 residential units, office buildings, accommodation facilities (hotel), retail, and cultural assembly facilities will be constructed. The Gwangjin District new office building will be a complex facility integrating the district office, district council, and health center, spanning from basement level 5 to 18 floors above ground.

In addition, developments such as the Guui-Jayang Redevelopment Promotion District, modernization of Dong Seoul General Terminal, and the benefits from the Gangnam and Songpa areas accessible within 10 minutes from Guui are expected to bring spillover effects. The large-scale MICE complex development project transforming Jamsil into a dome stadium and the Hyundai Motor GBC Tower are the most representative projects. With these various development benefits continuing, the future value is highly evaluated.
