Interest Grows Ahead of First Priority Subscription on 13th for 'Dosim Station Hanyang Sujain Riverpine'

Interest Grows Ahead of First Priority Subscription on 13th for 'Dosim Station Hanyang Sujain Riverpine'

"After visiting in person, I found that Jamsil, where the company is located, is closer than I thought, and considering the items provided when expanding the balcony, the sale price feels quite reasonable. I hadn't had high hopes for the subscription due to my low score, but now that the lottery system has been expanded, I think this is a good opportunity," said Ms. Jeong (34 years old, female).

Hanyang Co., Ltd. is currently offering 'Dosim Station Hanyang Sujain Riverpine' near the redevelopment promotion district in Deokso, Namyangju.

Especially, since the model house opened on the 2nd, despite the cold wave, visits from both investors and actual buyers have continued steadily, creating growing anticipation for the upcoming subscription.

A sales official from Dosim Station Hanyang Sujain Riverpine stated, "This complex is attracting significant interest not only because of its excellent accessibility to Seoul and Gangnam but also due to the government's deregulation, which has greatly eased subscription and loan conditions. Since it is offered at a competitive price compared to surrounding market prices, inquiries from prospective subscribers continue."

In fact, the complex benefits from being free from various regulations due to the lifting of the adjustment target area designation. Household members and multi-homeowners can apply for first-priority subscriptions, and the subscription savings account membership period requirement has been reduced from 24 months to 12 months. Additionally, since November last year, the lifetime first special supply qualification for single-person households (exclusive area 60㎡ or less) was newly granted, and with the recent lifting of the adjustment target area, the lottery system ratio for units under 85㎡ has been significantly expanded from 25% to 60%, increasing the chances of winning for low-score 1-2 person households and newlyweds.

Loan regulation easing and various tax benefits also stand out. The LTV regulation has been relaxed to 70%, and multi-homeowners are now allowed to take out mortgage loans. Furthermore, the two-year actual residence obligation for the one-household one-home capital gains tax exemption has been removed, reducing burdens such as acquisition tax and capital gains tax surcharges through tax benefits.

With these regulations, which had been disadvantageous to multi-homeowners and low-score applicants, being largely lifted, the door of opportunity has opened not only for those seeking newly supplied apartments for actual residence but also for investors expecting rental income. In particular, Dosim Station Hanyang Sujain Riverpine is expected to have steady demand due to its location adjacent to Seoul and its ultra-station area status on the Gyeongui-Jungang Line at Dosim Station, which is considered a value-enhancing factor.

The sale price has also been set reasonably compared to surrounding market prices. The average sale price per 3.3㎡ is 17.9 million KRW, and especially for small-sized units (exclusive area 39, 45㎡), which have recently been favored by buyers, the price starts from the 14 million KRW range per 3.3㎡. This is why it is expected to attract much interest from 1-2 person households and newlyweds who wish to commute conveniently to Seoul and Gangnam areas.

The 59, 75, and 84㎡ types are also evaluated by the industry as reasonably priced. These types are priced from the 17 million KRW range per 3.3㎡, which is similar to the sale prices of older buildings around the project site and comparable to the rental prices in Misagangbyeon New Town, which faces the Deokso Redevelopment Promotion District and the Han River.

Meanwhile, Dosim Station Hanyang Sujain Riverpine is the first large complex to be supplied in the Deokso Redevelopment Promotion District, consisting of 12 buildings from basement level 2 to ground level 22, with exclusive areas ranging from 39 to 84㎡, totaling 908 households (485 units for general sale).

The upcoming subscription schedule starts with special supply on Monday, December 12, followed by first priority on Tuesday, December 13, and second priority on Wednesday, December 14. Winners will be announced on Tuesday, December 20, and official contracts will be signed over three days from Tuesday, January 3 to Thursday, January 5, 2023.

The complex's location, facing Hanam Misagangbyeon New Town and the Han River, offers excellent accessibility to Seoul and Gangnam. In particular, it allows quick access to the Gangnam area via Dogok IC, Deokso Sampae IC, and Misa Bridge. Additionally, being in the ultra-station area of Dosim Station on the Gyeongui-Jungang Line makes travel to major areas including central Seoul convenient.

Specialized designs that enhance the symbolism of the large complex also stand out. A grand-scale panoramic gate is constructed at the main entrance, and the exterior features a striking curtain wall look and scenic-view windows mainly used in Gangnam area apartments, enhancing the luxury feel. Inside the complex, various landscaping facilities are planned, including a 'Waterfall Garden' where residents can relax listening to flowing water sounds, a 'Welcome Rock Garden' offering nature-like scenery, and an 'Aqua Play Garden' children's playground for water play.

The floor plans are differentiated by offering a large number of small-sized types, which are currently popular in the market. The complex subdivides small types into five types (39㎡, 45㎡ A·B, 59㎡ A·B), increasing diversity so residents can choose a layout suitable for their personal lifestyle.

Additionally, the interior of the units features enhanced items provided when expanding the balcony (except for 39㎡), improving product competitiveness. For example, the kitchen is designed as an L- or U-shaped kitchen effective for movement and storage when the balcony is expanded, and includes luxurious ceramic walls and countertops, as well as an induction hybrid cooktop. The living room, when the balcony is expanded, is upgraded with a coffered ceiling and high airtightness lift sliding system windows compared to the non-expanded version. Various other items are also provided upon expansion, and detailed information can be confirmed on the Dosim Station Hanyang Sujain Riverpine website and at the model house.
