Brand Apartment at 2-Year-Old Price? 'Hillstate Pohang' Subscription Opens from the 5th

Hyundai Construction will begin accepting applications for the subscription of ‘Hillstate Pohang,’ which is being supplied in Pohang City, Gyeongsangbuk-do, starting from the 5th.


‘Hillstate Pohang’ is located in the Ocheon-eup area of Nam-gu, Pohang City, Gyeongsangbuk-do. It consists of 20 buildings ranging from 2 basement floors to 17 above-ground floors, with units sized between 59 and 84㎡. Out of a total of 1,717 households, 817 have already been sold through general sales, and an additional 22 units will be offered this time.


This sale converts 22 units, previously owned by existing association members, into general sales, providing an opportunity for actual buyers to purchase a home at prices from two years ago.


The subscription period will be held for three days from Monday, December 5th to Wednesday, December 7th. Anyone aged 19 or older can apply through the website without needing a subscription savings account. The winners will be announced on Thursday, December 8th, and contracts are scheduled to be signed on Tuesday, December 13th.


A sales official stated, “Hillstate Pohang attracted attention as Hyundai Construction’s first Hillstate complex in Pohang when it was first sold in 2020, so we expect the current supply to be quickly sold out. Especially, the reasonable prices compared to recently sold nearby apartments have highlighted its appeal, leading to rapid inquiries from buyers.”


In fact, Hillstate Pohang draws attention by offering all unit types at an affordable price in the 200 million KRW range. Considering that Apartment A, sold in January this year in nearby Guryongpo-eup, and Apartment B, sold in March in the same Ocheon-eup area, both had prices in the 300 million KRW range for 84㎡ units, Hillstate Pohang is significantly more affordable.


Hillstate Pohang is also notable for its quick move-in schedule, with occupancy planned for April next year. According to data from Real Estate R114, Ocheon-eup in Nam-gu, Pohang City, where the complex is located, has had zero move-ins from 2020 to this year, and Hillstate Pohang is the only apartment scheduled for move-in next year. Due to the limited supply in the area, there is expected to be high demand from residents looking to upgrade to new apartments.


Additionally, amid the recent continuous rise in interest rates, the complex is receiving positive responses by offering various financial benefits to ease buyers’ financial burdens. It provides a full interest-free benefit on 60% of the intermediate payment, effectively allowing buyers to secure a home with just the down payment. Furthermore, balcony expansions are offered free of charge, broadening the range of benefits.


The excellent location is another highlight. The complex is situated in the Wondong district, a rising residential area in Pohang City. Wondong district is the representative residential complex of Ocheon-eup, the most populous area in Nam-gu, Pohang City, and features various convenient living facilities, making it highly preferred by local residents.


The complex is located at the center of Wondong district, offering a convenient living environment. E-Mart, Megabox, hospitals, and other facilities are accessible on foot, and Wondong-ro, which connects to the central commercial area, is nearby, enabling easy transportation. The educational environment is also advantageous, with elementary, middle, and high schools such as Indeok Elementary, Poeun Middle, and Ocheon High all within walking distance.


It also boasts a location convenient for commuting and living close to workplaces. Major Pohang companies such as POSCO Pohang Steelworks, Hyundai Steel Pohang Plant, Pohang Steel Industrial Complex, and Pohang General Industrial Complex are all reachable within about 10 minutes by car. Nearby, the Pohang Blue Valley National Industrial Complex and Gwangmyeong General Industrial Complex, covering an area of 6 million square meters, are also being developed.


The transportation environment is excellent. Mundeok IC, which provides direct access to National Road 31 and Yeongilman-daero, the outer roads connecting key points in Pohang, is located nearby. Through Naengcheon-ro and Yeongilman-daero adjacent to the complex, residents can quickly reach anywhere in Pohang. Additionally, the Daegu-Pohang Expressway and Ulsan-Pohang Expressway provide well-developed regional transportation networks.


The pleasant residential environment also stands out. A project is underway to develop Naengcheon, an ecological stream flowing right in front of the complex, into a waterfront park for local residents’ leisure and health. Residents can enjoy the clean natural environment of Naengcheon Waterfront Park, as well as various park facilities such as bicycle paths, walking trails, grass plazas, and sports facilities along the stream, all right at their doorstep.


The complex design matches the scale of a branded large complex. First, the layout mainly faces south, and a 4Bay cross-ventilation structure (except for some types) ensures excellent lighting and ventilation, while wide distances between buildings maximize sunlight exposure. Inside the complex, facilities such as the waterfront park called Mulbit Madang, grass plazas, and walking trails will be created.


Various community facilities will also be provided. Plans include shared facilities for residents such as a shared office, study rooms, and a library, as well as indoor playground H i-Sup for children, a fitness center, GX room, and an indoor golf practice range equipped with a screen golf simulator to promote residents’ health.
