The Biggest Catch in the Sale Market 'Olympic Park Foreon'... Prospective Buyers Flock During First 4 Days of Opening

‘Olympic Park Foreon,’ which has emerged as the biggest topic in the housing market at the end of this year, officially launched its sales on the 1st (Thursday), drawing continuous visits to the model house throughout the four days it was open. As a large-scale complex newly introduced in Seoul after a long time and offering access to the Songpa living area, it has attracted strong interest from prospective homebuyers.


Previously, to prevent the spread of COVID-19 and for infection control, Olympic Park Foreon accepted visits by reservation on a first-come, first-served basis, and all advance reservations were fully booked early, proving the high market interest from the reservation stage. In particular, additional reservations were accepted due to continued inquiries after the initial booking closed, resulting in a total of about 14,000 visitors to the model house over four days.


Since Olympic Park Foreon offers a variety of floor plans, the age range of visitors was broad. Bae Mo (in his 30s), who visited the model house, said, “I am looking at floor plans for living alone, and the 39㎡ type has a spacious living room and two bedrooms, so it seems comfortable to live in.” He added, “I think the cutoff score for the 49㎡ and 59㎡ types and above will be high, so I plan to apply for a smaller unit.”


Also, Choi Mo (49 years old) said, “There are so many housing options that I was unsure where to apply, but after seeing the 84㎡ unit, I really liked the spacious layout and the alpha space.” He added, “I also saw the kitchen sample of the 84㎡E type, which was a hot topic for its ‘kitchen view,’ and it doesn’t seem to be a big issue, so I hope to win regardless of the type.”


In fact, a full-scale kitchen sample of the 84㎡E type was set up in one corner of the model house, attracting visitors’ attention. This housing type features a kitchen facing each other, with a distance of about 1.8 to 2.8 meters from the neighboring house; the model house implemented the shortest distance of 1.8 meters. To protect residents’ privacy, ‘etching’ glass was applied, and the sliding doors are staggered with the opposite unit’s doors, which is said to have resolved the controversy.


The large-scale community facilities matching the scale of the complex also received favorable reviews from prospective buyers. The community facilities are located in four complexes, from basement level 2 to ground level 1 and the top floor, the 35th floor. Each complex includes sauna, fitness center, G.X room, indoor golf practice room/screen golf practice room, indoor children’s playground, small library, and study room. As an advantage of the large complex, specialized community spaces are planned for each complex: Complex 1 will have a cafeteria, Complex 2 an indoor gym, swimming pool, and screen tennis, Complex 3 will feature a sky guest room and sky lounge on the top floor (35th floor), and Complex 4 will have a cafeteria and central library.


Located within walking distance of Dunchon-dong Station on Subway Line 5, Dunchon Oryun Station on Line 9, and Jungang Veterans Hospital Station, this double-station complex offers convenient access throughout Seoul. Additionally, the complex includes a daycare center, and nearby schools such as Wirye Elementary (planned), Dunchon Elementary (planned), Dongbuk Middle, Dongbuk High, and newly established schools are expected, enabling safe commuting for children.


Residents can conveniently access various shopping and cultural facilities such as Lotte Department Store, Lotte Mart, Lotte World Tower, Lotte Cinema, Garak Market, and Garden Five. Moreover, large hospitals like Seoul Asan Medical Center, Jungang Veterans Hospital, and Gangdong Sacred Heart Hospital are nearby, and Olympic Park, which features sports parks, art museums, and the 88 Playground, is also close.


The subscription schedule for Olympic Park Foreon starts with special supply on December 5th (Monday), followed by first priority for the relevant area on the 6th (Tuesday), first priority for other areas on the 7th (Wednesday), and second priority on the 8th (Thursday). Winners will be announced on December 15th (Thursday), and the official contract period will be from January 3rd (Tuesday) to January 17th (Tuesday), 2023, lasting 15 days.


Meanwhile, the complex consists of 85 buildings ranging from basement level 3 to the 35th floor, with a total of 12,032 households of apartments with exclusive areas ranging from 29 to 84㎡, of which 4,786 households will be supplied through general sales.
