‘Sejong Everpark’ has been accepting founder registrations on a first-come, first-served basis from nationwide demanders aged 19 and older since the 25th of last month. Especially, the recently opened business briefing hall has been bustling with visitors, presenting a stark contrast to the sluggish real estate market caused by steep interest rate hikes.


Located in the Yeongi-myeon area of Sejong City, ‘Sejong Everpark’ is a large complex consisting of 24 buildings ranging from 2 basement floors to 37 above-ground floors, with exclusive areas of 74 and 84㎡, totaling 3,012 households. The construction is scheduled to be carried out by the major construction company Hyundai Engineering & Construction.


‘Sejong Everpark’ has continuously attracted steady interest from demanders due to the news of its supply as a large complex of 3,012 households, which is rare in Sejong City. When the business briefing hall opened on the 18th, a long line of visitors waiting to enter was observed, and the priority registration for founders, conducted for Sejong City’s non-homeowners and non-homeowner workers residing in Sejong City, was successfully completed.


‘Sejong Everpark’ will be developed in two ways: long-term general private rental housing and public-supported private rental housing. Among the total of about 3,000 households, up to 50% will first recruit founders for long-term general private rental housing. After designation as a promotion district, more than 50% of the total households will be supplied as public-supported private rental housing.


Founders for long-term general private rental housing can apply regardless of whether they hold a subscription savings account and are not subject to re-winning restrictions. Multi-homeowners can also apply, and there is no tax burden such as acquisition tax or comprehensive real estate tax during the period of holding the status rights. After full payment of the initial investment, the status rights can be transferred regardless of home ownership. Additionally, after project approval, through a sales conversion agreement, residents can live like in their own home with a fixed jeonse rent without rent increases for 10 years and convert to ownership after 10 years.


‘Sejong Everpark’ also boasts excellent product features. It is primarily designed with a 4Bay, slab-type structure. Slab-type apartments have rooms and living rooms arranged on the front side, allowing sunlight to enter well and excellent ventilation inside the house. When the balcony is extended, the service area significantly increases, allowing for more spacious use. The 4Bay structure is also a strength. The 4Bay layout, with three rooms and a living room facing the front, allows sunlight to evenly enter all rooms and the living room, and the wide windows enable good airflow. It also offers abundant sunlight and easy ventilation.


Furthermore, various specialized facilities considerate of residents will be installed within the complex. A pet center where residents can enjoy leisure with their pets and a playground under the pilotis that can be used even on rainy days will be created. Also, for residents’ safe living, a dedicated drop-off zone has been designed in the underground parking lot.


A project official stated, “We received the supply promotion district acceptance notice last October and are actively reflecting Sejong City’s opinions while proceeding with the permit process. Additionally, we are considering providing accommodation for participants and the organizing committee of the 2027 Chungcheong Regional Universiade, which was confirmed last month, showing our attention to regional development.”


He added, “Moreover, as this site is subject to mandatory integrated housing project review, smooth project progress is expected. In fact, many demanders flocked to the priority recruitment of founders in Sejong City, leading to a quick closure, and the general founder registration is also expected to close soon.”


‘Sejong Everpark’ is currently operating a business briefing hall, and on its website, detailed information such as VR (virtual reality) videos filmed in 360 degrees of the units, models, complex layout, and location environment can be checked.
