Seoul City Holds Urban Planning Committee Meeting and Approves Maintenance Plan Amendment
Plan to Underground Overhead Power Lines in Nowon-gu Sanggye and Wolgye-dong Also Included
[Asia Economy Reporter Kim Hyemin] Bangbae 13 District in Bangbae-dong, Seocho-gu, Seoul, will be redeveloped into a large complex with over 2,000 households. The maximum number of floors has been increased from the original 16 to 22.
On the 1st, Seoul City announced that it had approved a revised maintenance plan for the 'Bangbae 13 Detached House Reconstruction Maintenance District' in the area of 541-2 Bangbae-dong, Seocho-gu, at the 12th Urban Planning Committee held on the 30th of last month.
This district, covering an area of 129,891㎡, will have a floor area ratio of 249.98%. It is expected to be reborn as a complex with up to 22 floors, 35 buildings, and a total of 2,369 households. Public housing is planned for 324 households.
In this maintenance plan, the height limit, which was originally planned to be up to 16 floors, has been relaxed to up to 22 floors. Through this, a north-south ventilation axis was secured in the central part of the complex. Considering the safety of the Sabangji flood control facility in Maebongjaesan, surrounding parks have been expanded, and public pedestrian pathways have been planned to improve accessibility to Bangbae Neighborhood Park.
Social welfare facilities ranging from one basement floor to four above-ground floors will also be constructed. Facilities such as a kids caf?, a community care center, and a small library will be concentrated around the public pedestrian pathways and opened to local residents.
On the same day, the city also approved a revised urban planning facility plan to underground the overhead transmission lines and towers in the areas of Sangye-dong and Wolgye-dong, Nowon-gu.
This decision concerns the section between Dobong Substation and Wolgye Substation, specifically the areas of Sangye and Wolgye-dong. The plan is to systematically manage underground space by designating a deep tunnel-type transmission line installed underground as an urban planning facility. A Seoul city official said, "This decision will resolve the long-standing wishes of Nowon-gu residents and contribute to improving the urban environment in the area."
