[Asia Economy Reporter Kim Hyemin] Hyundai Engineering & Construction, HDC Hyundai Development Company, Daewoo Engineering & Construction, and Lotte Engineering & Construction announced on the 29th that 'Olympic Park Foreon,' a reconstruction of the Dunchon Jugong Apartments in Gangdong-gu, Seoul, will open its model house on the 1st of next month and begin full-scale sales.


The complex consists of 85 buildings ranging from three basement floors to 35 above-ground floors, with a total of 12,032 households. Among these, 4,786 units will be supplied through general sales. It is the largest apartment complex in Korea, built on a site of approximately 460,000 square meters.


It is a double-station area within walking distance of Dunchon-dong Station on Subway Line 5 and Dunchon Oryun Station and Jungang Veterans Hospital Station on Line 9. Access to Gangbyeonbuk-ro and Olympic-daero is convenient, and nearby Hanam IC, Sangil IC, and Seo Hanam IC provide easy access to the Metropolitan Area 1st Ring Expressway and Jungbu Expressway, among other major transportation networks. The Guri-Sejong Expressway, which passes through Gangdong-gu, is also scheduled for completion in 2024.


Nearby schools include the planned Wirye Elementary School and Dunchon Elementary School, as well as Dongbuk Middle School, Dongbuk High School, and other new schools. Within a 1 km radius of the complex are Hansan Elementary, Hansan Middle, Dunchon Middle, Seongnae Middle, and Dunchon High Schools. Sharing the Songpa living area is also an advantage. The complex is close to Olympic Park. Nearby, there are Hyundai Department Store, E-Mart, and Hanaro Mart.


Seoul's first IKEA is also planned to open nearby. According to Gangdong-gu Office, IKEA will move into the Godeok Biz Valley, which is being developed within a 5 km radius of the complex.


The construction companies, including Hyundai Engineering & Construction, plan to focus on the exterior of the complex, which is being built on a mini new-town scale. They will introduce a 'curtain wall look' on some parts of the exterior, arrange the complex mainly facing south, and apply a ceiling height of 2.4 meters, which is higher than typical apartments. For the 84㎡ exclusive area, a 4-bay slab-type design is applied. The 59㎡ C-type and 84㎡ E-type units have windows in the kitchen for ventilation, and etched (semi-transparent) glass is used to protect residents' privacy.


About 37% of the total area is dedicated to landscaping. Community facilities are provided in four complexes, from the second basement floor to the first floor and on the top floor, the 35th floor. Each complex includes a sauna, fitness center, GX room, indoor golf practice room, indoor children's playground, and a small library, with specialized community spaces unique to each complex. Parking is designed at 1.4 spaces per household, with about 99% or more of the spaces being expanded parking spaces, exceeding the legal standard of 30%.


The subscription schedule starts with special supply on the 5th of next month, followed by first priority for the relevant area on the 6th, first priority for other areas on the 7th, and second priority on the 8th. Winners will be announced on the 15th of the same month, and official contracts will be signed from January 3 to 17 next year. Move-in is scheduled for January 2025.
