‘Pyeongtaek Songhwa District Hillstate,’ set to be built in the Paengseong-eup area of Pyeongtaek-si, Gyeonggi-do, announced the recruitment of remaining units for the second phase.


Developed by the Pyeongtaek Songhwa District Hyundai Local Housing Association, ‘Pyeongtaek Songhwa District Hillstate’ is the first top-tier brand apartment in the Songhwa District. The site and planned area cover 60,368.10㎡ (18,261.35 pyeong), with a building area of 13,341.00㎡ (4,035.65 pyeong). The complex will consist of 21 buildings with a total of 1,048 units, ranging from basement level 2 to 15 floors above ground. The units are composed of ▲74㎡ 247 households ▲84㎡ 625 households ▲115㎡ 176 households based on exclusive area.


Hyundai Construction, one of the largest construction companies in Korea, is responsible for construction, ensuring reliability and safety. The site and planned area cover 60,368.10㎡ (18,261.35 pyeong), with a building area of 13,341.00㎡ (4,035.65 pyeong). The complex will have 21 buildings with a total of 1,048 units from basement level 2 to 15 floors above ground. Additionally, various community facilities will be included within the complex, such as a fitness & GX room, indoor golf practice range and screen golf course, a small library and reading room, daycare center and Dahamkke Care Center, and a senior room.


‘Pyeongtaek Songhwa District Hillstate’ has attracted attention as a key residential complex as part of Pyeongtaek City’s balanced development project. With new housing sites and urban development projects gaining momentum, Pyeongtaek City plans to focus on regional development, including infrastructure improvements and community creation around the nearby U.S. military base ‘Camp Humphreys,’ with a project budget of approximately 1.78 trillion KRW. The influx of new residents is also expected to accelerate due to the expansion of Samsung Electronics’ Pyeongtaek Campus production facilities.


Samsung Electronics is investing over 50 trillion KRW, currently constructing the P3 line following the operation of the P1 and P2 lines, with plans to build additional P4 to P6 lines. Major development projects such as the Paengseong Global Tourism Special Zone plan and the Noeul Amusement Park project continue to generate sustained interest from the real estate industry. In fact, the expansion of Paengseong Bridge near the complex has significantly reduced travel time to Godeok New Town, and after the expansion, relocation demand from Godeok New Town and personnel from overseas U.S. military bases are expected to flow into the Songhwa District.


The complex is located within a 10-minute drive to Pyeongtaek Station on Seoul Metropolitan Subway Line 1, and about 20 minutes by car to SRT Pyeongtaek Jije Station and Anseong IC. Residents will enjoy the premium of wide-area transportation centered on the planned Pyeongtaek Jije Station complex transfer center, with the upcoming KTX service from Suwon following the SRT. The Pyeongtaek East Expressway is also scheduled to open in 2024, which will reduce travel time by more than 30 minutes to Seoul Heonneung Interchange through the secured wide-area arterial road network connecting Pyeongtaek, Osan, Yongin, and Seoul.


In addition, large shopping centers such as AK Plaza Pyeongtaek Branch, Lotte Mart Pyeongtaek Branch, E-Mart Pyeongtaek Branch, and Anseong Starfield are nearby. Within a 1 km radius, there are Pyeongseong Elementary School, Songhwa Elementary School, and Cheongdam High School, providing abundant educational infrastructure. Nearby neighborhood facilities such as Namsan Park and Anjeong Park also offer the benefits of a forest-adjacent environment.


An official stated, “The complex is arranged mainly facing south to secure daylight and sunlight, with all units featuring a 4-bay cross-ventilation layout and pantry provision. The alpha room design (except for exclusive 74㎡ units) maximizes space utilization and storage functionality,” adding, “It is suitable not only for actual residents but also for those considering rental business.”


The official further added, “Following the September decision by the Ministry of Land, Infrastructure and Transport’s Housing Policy Deliberation Committee (hereafter, Housing Policy Committee) to lift Pyeongtaek City from the real estate adjustment target area, the financial burden on prospective residents has decreased, and competition is expected to be fierce.”


Meanwhile, eligibility for remaining unit membership in ‘Pyeongtaek Songhwa District Hillstate’ requires applicants to have resided for more than six months as of the date of the association establishment approval application in Seoul, Incheon, or Gyeonggi-do, and to be a household head without a home until the move-in date or owning one unit of 85㎡ or less exclusive area.
